**房地產(chǎn)開發(fā)有限責(zé)任公司TheLeasedanditsusage:租賃物和用途:TheLesseerentsfromtheLessorallspacesonthe2ndFloor(**area1031.67m2)of**RealEstateDevelopment**,whichislocatedinSanhaoyuan,**,includingbutnotlimitedtotherooms,corridorandcarparkingarea,承租方租用出租方位于**三號(hào)院**房地產(chǎn)開發(fā)大樓的二樓(建筑面積1031.67平方米)作為辦公室,包括但不限于所有房間、走廊及停車位。Hereinafterreferredtoasthe'LeasedOffices'.以下稱"租賃辦公室"。Termofrental:租賃期限:February1,2008toJanuary31,2011,plustheLessee'srighttorenewthisagreementonthesametermsandconditionsonayearbyyearbasis.InthisperiodtheLesseeandLessorshallgiveasixty(60)daynoticetotheotherpartybeforetheendofeachyear’stermabouttherenewalorterminationoftheAgreement.二零零八年二月一日至二零一一年一月三十一日。在繼續(xù)租用情況下,在每年一續(xù)的基礎(chǔ)上,承租方有權(quán)利以同樣的條款續(xù)簽該協(xié)議。在此期間內(nèi),每年協(xié)議到期前六十(60)天,承租方和出租方應(yīng)通知對(duì)方有關(guān)續(xù)簽與否的意向。 Rental:租金:FromFebruary1,2008toJanuary31,2011:RMBonehundredandtwelvethousandninehundredandsixtyeightYuan(112,968)perquarteronly.Centralheatingfee:RMBtwentyninethousandtwohundredandsixteen(29,216.40)YuanfortyFenperwinterseason.二零零八年二月一日至二零一一年一月三十一日:每季度人民幣十一萬叁仟玖佰捌拾玖元(112,967元)整。每個(gè)冬季采暖費(fèi)人民幣貳萬玖仟貳佰拾壹柒元整(29,217元)。Paymentandterm:付款方式和期限:Paymentcanbemadebycheckorbanktransfer.可用支票或電匯支付租金。TheLesseeshallprepaythequarterlyrentalforthefollowingthreemonthsinadvance.承租方需按季度預(yù)付隨后三個(gè)月的租金。IftheLesseefailstomakepaymentasstipulatedintheprecedingclause,theoverdueamountpayableshallbearsimpleannualinterestatthethenprevailinginterestrateofdepositsannouncedbythePeople'sBankofChinauntilsuchtimeasthepaymentismade.IftheLesseefailstomakepaymentin60daysaftertherentalbecomespayabletheLessorhastherighttoterminatetheagreement.如承租方未能按上款支付租金,則應(yīng)加付延期付款期間的利息,直至租金得以支付。利率按中國(guó)人民銀行公布的同期存款年單利率執(zhí)行。如果承租方在60天內(nèi)未按約定支付租金,出租方有權(quán)解除本租賃協(xié)議。TheLesseeshallpaytheyearlycentralheatingfeewithinoneweekuponreceiptofpaymentnoticeandtheLessorwillissueanofficialinvoiceonthesamedayofreceiptofthepayment.承租方在收到支付采暖費(fèi)通知后,支付年度采暖費(fèi),出租方在收到付款的當(dāng)日開具正式發(fā)票。TheLessorshallsupplytheLesseewithanofficialinvoice(taxreceipt)onthesamedayofthereceiptofrentalpayment.出租方應(yīng)在收到租金當(dāng)日向承租方出具正式(含稅)發(fā)票。TheLesseewillpaytheLessoramountofRMBOneHundredThousandYuan(100,000.00)asadepositforstartingtheinternaldecorationuponsignatureofthisAgreement.Thedepositwillbedeductedfromthefirstquarterlyrentaldue.本租賃協(xié)議簽訂后,承租人將支付出租人人民幣壹拾萬元押金,啟動(dòng)內(nèi)部裝修。該押金將從第一個(gè)季度租金應(yīng)付款中扣除。RightsandObligationsoftheParties:雙方權(quán)利與義務(wù):TheLessorshallpermittheLesseetomoveinandinstallsomeofficefurnituretotheLeasedOfficesduringfinaldecorationstagebeforetheofficialcontracttermcommencesformovingpurpose.出租方應(yīng)允許承租方在正式協(xié)議租賃期限開始前在裝修末期搬入并安裝部分辦公家具,為辦公環(huán)境做好準(zhǔn)備。TheLessorshallhavetheLessee'swrittenacceptanceoftheleasingconditionatthetimeofhandingoverincludingbutnotlimitedtothefollowingpoints:出租方應(yīng)得到承租方對(duì)以下幾點(diǎn)交接時(shí)的出租環(huán)境的書面認(rèn)可,包括但不限于:TheLessorshallstartinternaldecorationtotheLeasedOfficesatitsowncostuponsigningofthisleaseagreementwithstandardasfollowing:whitepaintedwall,whitewindowblind,ceramictilefloorinofficeandgranitestonefloorincorridor,goodqualityairconditioner,hotwaterforwashbasin,autoflushurinal,onesittingandonesquattingtypetoiletsinMen’sroom,twosquattingtypetoiletsinLady’sroom.Partitionentrydoublesecuritydoorinfrontofelevator.Securitydoorsonstairwayentry.Coffeeandtearoomnexttowashroomshallhaveasinkwithhotandcoldwaterpipeinstalled.Partitionwallanddoorchangemaybeneededasrequired.DetailsofthesedecorationspecificationswillbeprovidedbytheLessee.自本租賃協(xié)議簽字生效之日起,出租方應(yīng)自費(fèi)對(duì)租賃辦公室進(jìn)行內(nèi)部裝修,其裝修標(biāo)準(zhǔn)如下:白色墻漆墻面、白色百葉窗、辦公室房間內(nèi)為瓷磚地面、走廊為花崗巖地面、高品質(zhì)空調(diào)機(jī)、衛(wèi)生間洗手盆有熱水、男衛(wèi)生間小便池自動(dòng)感應(yīng)沖水,一個(gè)蹲便和一個(gè)坐便、女衛(wèi)生間兩個(gè)蹲便、衛(wèi)生間旁邊的茶水間要有冷熱水管和水池、電梯前安裝入戶雙開防盜門、樓梯入口安裝雙開防盜門、隔墻和房間門可能會(huì)根據(jù)要求進(jìn)行改動(dòng)。承租方將提供這些裝修要求詳細(xì)說明清單。AllLeasedOfficesshallbeprofessionallycleanedandtidybyJanuary31,2008,includingbutnotlimitedtoallfloors,ceilings,windows,walls,blinds,washroomandthecorridor.截止二零零八年一月三十一日,所有出租辦公室應(yīng)是職業(yè)性的整潔狀態(tài),包括但不限于所有的地面、天花板、門窗、墻壁、百葉窗、衛(wèi)生間及走廊。Allair-conditioners,lightingandwaterpipeandplumbingshallbeingoodworkingcondition,andalllightsshallbeinplace.所有的空調(diào)、照明和上下水管道應(yīng)工作狀態(tài)良好。所有的照明燈均就位。Lightsinofficeroomandonthecorridorshallbeenergy-savingfluorescentlampwithswitches.房間和走廊上的照明均為開關(guān)式節(jié)能日光燈。ThereareatleastfourpowersocketsineachofficeandtelephoneandinternetlinesineachroomshallbelaidaspertheLessee’srequirement.每個(gè)租用辦公室應(yīng)具備至少四個(gè)電源插座,各辦公室配備足夠的網(wǎng)線和電話線接頭(承租方將提出具體布線要求)。TheLessorshallallowtheLesseetoputthecompanynameboardoftheLesseeintheentryareaoftheoffice**yardforthefunctionofdirectinglessees’svisitors.出租方應(yīng)準(zhǔn)許承租方在辦公樓院門前掛立公司標(biāo)牌,為承租方的來訪者提供指示。TheLessorshallprovidethree(3)vehicleparkingspaceincludedintherentalfordayandnightandallowfreeparkingduringdaytimeinsidetheyardfortheLesseeifanyvehiclesoflesseeorhiredbytheLesseewouldparkinsidetheyardofthe**.租金包含出租方為承租方在辦公大樓院里提供三個(gè)晝夜停車位,并允許承租方自己或租用車輛在白天免費(fèi)停車。TheLessorshallincludetheLeasedOfficewithinitsownsecuritycheckingareatwentyfourhoursperdaythroughoutthewholeyear.HowevertheLessorhasnoresponsibilitytocompensateforlossiftheLessee’spropertyisstolenintheoffice.TheLesseeshallobservethesecurityruleoftheLessor,andhavetheliabilitiestowatchthesecurityinsidetheLeasedOfficearea.出租方應(yīng)將租賃辦公室劃為其保安范圍內(nèi),全年每天二十四小時(shí)值班。然而,出租方不承擔(dān)承租方在辦公室被盜損失的賠償責(zé)任。承租方應(yīng)遵守出租方的安全保衛(wèi)制度,有義務(wù)維護(hù)辦公區(qū)域的安全。TheLessorshallkeeponesetofthekeytotheentrydoor,sealedinapackagebytheLessee,toalltheroomsinsidetheLeasedOfficearea.TheLessorshallnotopenthepackageunlessundertheemergency(suchasfire)andtheexplanationshallbegiventotheLesseeofthepackageopening.出租方應(yīng)保留一套由承租方打包封存的租賃辦公室大門的鑰匙。除非在緊急情況下(如火災(zāi)等)出租方不得啟封。啟封后應(yīng)向承租方做出說明。TheLessorshallperformthedutyofthemaintenanceworkoftheLeasedOfficesandcommonareassuchastheelevatorincludingbutnotlimitedtotheair-conditioning,heating,electricitysupply,watersupplyandplumbing.IfthereisnoresponsebytheLessorwithinoneweekaftertheLessee’sapplicationfortheabovemaintenance,oriftheLessorcannotperformitsdutyofmaintenance,aftertheagreementoftheLessor,theLesseemaymaintaintheLeasedOfficesatitsowndiscretion,andthecostsincurredshallbedeductedfromtherentalpayment.ThemaintenanceinthisarticlereferstotherecoveryofnormalfunctionoftheLeasedOffice.出租方應(yīng)履行對(duì)租賃辦公室及公共區(qū)域如電梯的維修義務(wù),包括但不限于空調(diào)、供暖、供電、及上下水管道。如果在承租方提出維修申請(qǐng)一周內(nèi),沒有答復(fù)或出租方不能維修,承租方在征得出租方同意后,可以自行維修,維修費(fèi)用從租金中扣除。ThestaffoftheLesseeshallhavetherightofaccesstotheLeasedOfficesfrom6:30amto9:00pmonanydayduringtheyear.Foranytimeoutoftheabovetime,theSecurityDepartmentshallbenotifiedinadvance.LesseepersonnelshallnotstayovernightintheLeasedOffice.TheSecurityGuardoftheLessorhastherighttoinquirythestaffandassociatesoftheLesseeandtheentryregistrationwillbeaskedtoenter.AccesstotheLessee'sofficebystaff,ContractororassociatesoftheLessorshallbebyauthorizationoftheLessee.承租方的雇員有權(quán)在一年內(nèi)任何日期的早上6:30到晚上9:00進(jìn)出租賃辦公室,超出該時(shí)間范圍應(yīng)提前與出租方保衛(wèi)部門通報(bào)。承租方人員不得在租賃辦公室內(nèi)留宿。出租方保衛(wèi)有權(quán)對(duì)承租方員工及客戶進(jìn)行詢問和出入登記。對(duì)于出租方的員工、其合同商及與出租方有關(guān)的單位進(jìn)入租賃辦公室,應(yīng)得到承租方的認(rèn)可。TheLesseewillberesponsibleforthepaymentofelectricitychargesfortheLessee'sofficespaceasmeasuredbytheLessor'sseparatemeterforthefloorspaceoccupiedbyLessee.TheelectricitywillbechargedbytheLessorbasedonthe**electricitychargingstandard.承租方將負(fù)責(zé)支付其辦公區(qū)域內(nèi)的用電,電量將由出租方提供的單獨(dú)用于承租人租賃樓層的電表計(jì)量。出租方將按本地收費(fèi)標(biāo)準(zhǔn)收取電費(fèi)。IftheLesseeoritsvisitorsdamagetheLessor'sfacilities,theLesseeshallcompensatetheLessorfortheloss,withtheexceptionofnormalwearandtearanddamagescausedbynormaluse.如承租方或其訪客損壞出租方的設(shè)施,承租方應(yīng)予賠償,但正常使用中造成的損壞和磨損除外。TheLesseeshallberesponsibleforitsownvaluables,cash,furniture,equipmentanddocumentsheldattheLeasedOffices.IftheLessororitspersonnelcausethedamageorlossoftheLessee’soritspersonnel’svaluables,cash,documentandthelike,theliabilitiesandcompensationswouldbedecidedbytheagreementbetweentwoparties.Ifthecriminalcaseorcivilcasehasincurredthereof,theliabilitiesandcompensationswouldbedecidedbythejudgmentofthelawexecutivebody.承租方應(yīng)負(fù)責(zé)其放在租賃辦公室的貴重物品、現(xiàn)金、家具、設(shè)備及文件的安全。如出租方或其人員造成承租方或其人員的貴重物品、現(xiàn)金、文件等的損壞或丟失,責(zé)任及賠償應(yīng)由雙方協(xié)商處理。如由此引發(fā)各類刑事、民事案件,賠償責(zé)任應(yīng)以執(zhí)法機(jī)關(guān)的最終判決為準(zhǔn)。TheLesseeshallhavetherighttosub-leasepartofitsleasedfloortoothercompanyororganizationonthebasisofbeingasoleLesseetotheLessorforitsleasingresponsibility.承租人有權(quán)部分再出租其租賃面積給其它公司或機(jī)構(gòu),但條件是對(duì)于出租人而言,承租人承擔(dān)全部承租人責(zé)任。IftheLesseeintendstoterminatethisagreement,itshallgivetheLessorsixty(60)daysnoticeinwriting.InthecaseofintentionalmaliciousconductbytheLesseewhichhavetakenseriousharmtotheLessor,theLessorshallhavetherighttoterminatethisContractbygivingtheLesseesixty(60)daysnoticeinwriting.如承租方欲中止本協(xié)議,需提前六十(60)天書面通知出租方。若承租方有故意的惡意行為而給出租方帶來了重大損失,出租方有權(quán)提前六十(60)天書面通知承租方中止本協(xié)議。AnyamendmentofthisagreementshallbediscussedbetweentheLesseeandtheLessorandmutuallyagreeabletermsandconditionsarrivedat.對(duì)本協(xié)議的修改,需經(jīng)出租方與承租方協(xié)商,并就其條款達(dá)成一致。TheissuesnotcoveredbythisagreementshallbeimplementedaccordingtotheContractLawofthePeople'sRepublicofChinathathasbeenpromulgated.Theissuesnotcoveredbythesaidlawshallberesolvedthroughfriendlyconsultationbetweentheparties.本協(xié)議未盡事宜按已頒布的《中華人民共和國(guó)合同法》執(zhí)行,該法未涵蓋的,雙方通過友好協(xié)商解決。**ResourcesLtd. Rental:租金:FromFebruary1,2008toJanuary31,2011:RMBonehundredandthirteenthousandninehundredandeightynineYuan(113,989.00)perquarteronly.Centralheatingfee:RMBtwentyninethousandfourhundredandeightyone(29,481.00)Yuanperwinterseason.二零零八年二月一日至二零一一年一月三十一日:每季度人民幣十一萬叁仟玖佰捌拾玖元(113,989.00)整。每個(gè)冬季采暖費(fèi)人民幣貳萬玖仟肆佰捌拾壹元整。Paymentandterm:付款方式和期限:Paymentcanbemadebycheckorbanktransfer.可用支票或電匯支付租金。TheLesseeshallprepaythequarterlyrentalforthefollowingthreemonthsinadvance.承租方需按季度預(yù)付隨后三個(gè)月的租金。IftheLesseefailstomakepaymentasstipulatedintheprecedingclause,theoverdueamountpayableshallbearsimpleannualinterestatthethenprevailinginterestrateofdepositsannouncedbythePeople'sBankofChinauntilsuchtimeasthepaymentismade.如承租方未能按上款支付租金,則應(yīng)加付延期付款期間的利息,直至租金得以支付。利率按中國(guó)人民銀行公布的同期存款年單利率執(zhí)行。TheLesseeshallpaytheyearlycentralheatingfeewithintwenty(20)daysuponreceiptofanofficialinvoice.承租方在收到采暖費(fèi)正式發(fā)票后二十日內(nèi)支付年度采暖費(fèi)。TheLessorshallsupplytheLesseewithanofficialinvoice(taxreceipt)inadvanceofthereceiptofrentalpayment.出租方在收到租金之前應(yīng)向承租方出具正式發(fā)票。TheLesseewillpaytheLessoramountofRMBOneHundredThousandYuan(100,000.00)asadepositforstartingtheinternaldecorationuponsignatureofthisAgreement.Thedepositwillbedeductedfromthefirstquarterlyrentaldue.本租賃協(xié)議簽訂后,承租人將支付出租人人民幣壹拾萬元押金,啟動(dòng)內(nèi)部裝修。該押金將從第一個(gè)季度租金應(yīng)付款中扣除。RightsandObligationsoftheParties:雙方權(quán)利與義務(wù):TheLessorshallpermittheLesseetomoveinandinstallsomeofficefurnituretotheLeasedOfficesduringfinaldecorationstagebeforetheofficialcontracttermcommencesformovingpurpose.出租方應(yīng)允許承租方在正式協(xié)議租賃期限開始前在裝修末期搬入并安裝部分辦公家具,為辦公環(huán)境做好準(zhǔn)備。TheLessorshallhavetheLessee'swrittenacceptanceoftheleasingconditionatthetimeofhandingoverincludingbutnotlimitedtothefollowingpoints:出租方應(yīng)得到承租方對(duì)以下幾點(diǎn)交接時(shí)的出租環(huán)境的書面認(rèn)可,包括但不限于:TheLessorshallstartinternaldecorationtotheLeasedOfficesatitsowncostuponsigningofthisleaseagreementwithstandardasfollowing:whitepaintedwall,whitewindowblind,ceramictilefloorinofficeandgranitestonefloorincorridor,goodqualityairconditioner,hotwaterforwashbasin,autoflushurinal,onesittingandonesquattingtypetoiletsinMen’sroom,twosquattingtypetoiletsinLady’sroom.Partitionentrydoublesecuritydoorinfrontofelevator.Securitydoorsonstairwayentry.Coffeeandtearoomnexttowashroomshallhaveasinkwithhotandcoldwaterpipeinstalled.Partitionwallanddoorchangemaybeneededasrequired.Securitybarstowindows.Detailsofthesespecificationswillbeprovidedinafloorplandrawing.自本租賃協(xié)議簽字生效之日起,出租方應(yīng)自費(fèi)對(duì)租賃辦公室進(jìn)行內(nèi)部裝修,其裝修標(biāo)準(zhǔn)如下:白色墻漆墻面、白色百葉窗、辦公室房間內(nèi)為瓷磚地面、走廊為花崗巖地面、高品質(zhì)空調(diào)機(jī)、衛(wèi)生間洗手盆有熱水、男衛(wèi)生間小便池自動(dòng)感應(yīng)沖水,一個(gè)蹲便和一個(gè)坐便、女衛(wèi)生間兩個(gè)蹲便、衛(wèi)生間旁邊的茶水間要有冷熱水管和水池、電梯前安裝入戶雙開防盜門、樓梯入口安裝防盜門、隔墻和房間門可能會(huì)根據(jù)要求進(jìn)行改動(dòng)。窗戶加裝防盜護(hù)欄。這些要求將提供詳細(xì)說明的樓層平面圖。AllLeasedOfficesshallbeprofessionallycleanedandtidybyJanuary31,2008,includingbutnotlimitedtoallfloors,ceilings,windows,walls,blinds,washroomandthecorridor.截止二零零八年一月三十一日,所有出租辦公室應(yīng)是職業(yè)性的整潔狀態(tài),包括但不限于所有的地面、天花板、門窗、墻壁、百葉窗、衛(wèi)生間及走廊。Allair-conditioners,lightingandwaterpipeandplumbingshallbeingoodworkingcondition,andalllightsshallbeinplace.所有的空調(diào)、照明和上下水管道應(yīng)工作狀態(tài)良好。所有的照明燈均就位。Lightsinofficeroomandonthecorridorshallbeenergy-savingfluorescentlampwithswitches.房間和走廊上的照明均為開關(guān)式節(jié)能日光燈。ThereareatleastfourpowersocketsineachofficeandtelephoneandinternetlinesineachroomshallbelaidaspertheLessee’srequirement.每個(gè)租用辦公室應(yīng)具備至少四個(gè)電源插座,各辦公室配備足夠的網(wǎng)線和電話線接頭(承租方將提出具體布線要求)。TheLessorshallallowtheLesseetoputthecompanynameboardoftheLesseeintheentryareaoftheoffice**yardforthefunctionofdirectinglessees’svisitors.出租方應(yīng)準(zhǔn)許承租方在辦公樓院門前掛立公司標(biāo)牌,為承租方的來訪者提供指示。TheLessorshallprovidethree(3)vehicleparkingspaceincludedintherentalfordayandnightandallowfreeparkingduringdaytimeinsidetheyardfortheLesseeifanyvehiclesoflesseeorhiredbytheLesseewouldparkinsidetheyardofthe**.租金包含出租方為承租方在辦公大樓院里提供三個(gè)晝夜停車位,并允許承租方自己或租用車輛在白天免費(fèi)停車。TheLessorshallincludetheLeasedOfficewithinitsownsecuritycheckingareatwentyfourhoursperdaythroughoutthewholeyear.TheLesseeshallobservethesecurityruleoftheLessor,andhavetheliabilitiestowatchthesecurityinsidetheLeasedOfficearea.TheFire-proofLiabilityAgreementshallbesignedwiththeLessor.出租方應(yīng)將租賃辦公室劃為其保安范圍內(nèi),全年每天二十四小時(shí)值班。承租方應(yīng)遵守出租方的安全保衛(wèi)制度,有義務(wù)維護(hù)辦公區(qū)域的安全,應(yīng)與出租方簽訂防火責(zé)任書。TheLessorshallkeeponesetofthekeytotheentrydoor,sealedinapackagebytheLessee,toalltheroomsinsidetheLeasedOfficearea.TheLessorshallnotopenthepackageunlessundertheemergency(suchasfire)andtheexplanationshallbegiventotheLesseeofthepackageopening.出租方應(yīng)保留一套由承租方打包封存的租賃辦公室大門的鑰匙。除非在緊急情況下(如火災(zāi)等出租方不得啟封。啟封后應(yīng)向承租方做出說明。TheLessorshallperformthedutyofthemaintenanceworkoftheLeasedOfficesandcommonareassuchastheelevatorincludingbutnotlimitedtotheair-conditioning,heating,electricitysupply,watersupplyandplumbing.IfthereisnoresponsebytheLessorwithinoneweekaftertheLessee’sapplicationfortheabovemaintenance,oriftheLessorcannotperformitsdutyofmaintenance,aftertheagreementoftheLessor,theLesseemaymaintaintheLeasedOfficesatitsowndiscretion,andthecostsincurredshallbedeductedfromtherentalpayment.ThemaintenanceinthisarticlereferstotherecoveryofnormalfunctionoftheLeasedOffice.出租方應(yīng)履行對(duì)租賃辦公室及公共區(qū)域如電梯的維修義務(wù),包括但不限于空調(diào)、供暖、供電、及上下水管道。如果在承租方提出維修申請(qǐng)一周內(nèi),沒有答復(fù)或出租方不能維修,承租方在征得出租方同意后,可以自行維修,維修費(fèi)用從租金中扣除。ThestaffoftheLesseeshallhavetherightofaccesstotheLeasedOfficesfrom6:30amto9:00pmonanydayduringtheyear.Foranytimeoutoftheabovetime,theSecurityDepartmentshallbenotifiedinadvance.LesseepersonnelshallnotstayovernightintheLeasedOffice.TheSecurityGuardoftheLessorhastherighttoinquirythestaffandassociatesoftheLesseeandtheentryregistrationwillbeaskedtoenter.AccesstotheLessee'sofficebystaff,ContractororassociatesoftheLessorshallbebyauthorizationoftheLessee.承租方的雇員有權(quán)在一年內(nèi)任何日期的早上6:30到晚上9:00進(jìn)出租賃辦公室,超出該時(shí)間范圍應(yīng)提前與出租方保衛(wèi)部門通報(bào)。承租方人員不得在租賃辦公室內(nèi)留宿。出租方保衛(wèi)有權(quán)對(duì)承租方員工及客戶進(jìn)行詢問和出入登記。對(duì)于出租方的員工、其合同商及與出租方有關(guān)的單位進(jìn)入租賃辦公室,應(yīng)得到承租方的認(rèn)可。TheLesseewillberesponsibleforthepaymentofelectricitychargesfortheLessee'sofficespaceasmeasuredbytheLessor'sseparatemeterforthefloorspaceoccupiedbyLessee.TheelectricitywillbechargedbytheLessorbasedonthe**electricitychargingstandard.承租方將負(fù)責(zé)支付其辦公區(qū)域內(nèi)的用電,電量將由出租方提供的單獨(dú)用于承租人租賃樓層的電表計(jì)量。出租方將按本地收費(fèi)標(biāo)準(zhǔn)收取電費(fèi)。IftheLesseeoritsvisitorsdamagetheLessor'sfacilities,theLesseeshallcompensatetheLessorfortheloss,withtheexceptionofnormalwearandtearanddamagescausedbynormaluse.如承租方或其訪客損壞出租方的設(shè)施,承租方應(yīng)予賠償,但正常使用中造成的損壞和磨損除外。TheLesseeshallberesponsibleforitsownvaluables,cash,furniture,equipmentanddocumentsheldattheLeasedOffices.IftheLessororitspersonnelcausethedamageorlossoftheLessee’soritspersonnel’svaluables,cash,documentandthelike,theliabilitiesandcompensationswouldbedecidedbytheagreementbetweentwoparties.Ifthecriminalcaseorcivilcasehasincurredthereof,theliabilitiesandcompensationswouldbedecidedbythejudgmentofthelawexecutivebody.承租方應(yīng)負(fù)責(zé)其放在租賃辦公室的貴重物品、現(xiàn)金、家具、設(shè)備及文件的安全。如出租方或其人員造成承租方或其人員的貴重物品、現(xiàn)金、文件等的損壞或丟失,責(zé)任及賠償應(yīng)由雙方協(xié)商處理。如由此引發(fā)各類刑事、民事案件,賠償責(zé)任應(yīng)以執(zhí)法機(jī)關(guān)的最終判決為準(zhǔn)。TheLesseeshallhavetherighttosub-leasepartofitsleasedfloortoothercompanyororganizationonthebasisofbeingasoleLesseetotheLessorforitsleasingresponsibility.承租人有權(quán)部分再出租其租賃面積給其它公司或機(jī)構(gòu),但條件是對(duì)于出租人而言,承租人承擔(dān)全部承租人責(zé)任。IftheLesseeintendstoterminatethisagreement,itshallgivetheLessorsixty(60)daysnoticeinwriting.InthecaseofintentionalmaliciousconductbytheLesseewhichhavetakenseriousharmtotheLessor,theLessorshallhavetherighttoterminatethisContractbygivingtheLesseesixty(60)daysnoticeinwriting.如承租方欲中止本協(xié)議,需提前六十(60)天書面通知出租方。若承租方有故意的惡意行為而給出租方帶來了重大損失,出租方有權(quán)提前六十(60)天書面通知承租方中止本協(xié)議。AnyamendmentofthisagreementshallbediscussedbetweentheLesseeandtheLessorandmutuallyagreeabletermsandconditionsarrivedat.對(duì)本協(xié)議的修改,需經(jīng)出租方與承租方協(xié)商,并就其條款達(dá)成一致。TheissuesnotcoveredbythisagreementshallbeimplementedaccordingtotheContractLawofthePeople'sRepublicofChinathathasbeenpromulgated.Theissuesnot
