Article1:Definitions
1.1"Warehouse"referstothewarehousepropertyownedbytheLessorandleasedtotheLesseeforstoragepurposes.
1.2"LeaseTerm"referstotheperiodduringwhichtheLesseeisentitledtousetheWarehouseasagreeduponinthisContract.
1.3"LeaseFee"referstotheamountofmoneypaidbytheLesseetotheLessorfortheuseoftheWarehouseduringtheLeaseTerm.
1.4"Renewal"referstotheprocessofextendingtheLeaseTermupontheexpirationoftheoriginalLeaseTerm,asagreeduponinthisContract.
1.5"PermittedUses"refertothespecificpurposesforwhichtheWarehouseisused,asagreeduponinthisContract.
Article2:WarehouseDescription
2.1TheLessorherebyleasesthefollowingWarehousetotheLessee:
[DetaileddescriptionoftheWarehouse,includinglocation,size,structure,etc.]
2.2TheLesseeshallhavetherighttousetheWarehousesolelyfor[PermittedUses],asspecifiedinthisContract.
Article3:LeaseTermandRenewal
3.1TheLeaseTermshallcommenceon[StartDate]andexpireon[EndDate],unlessotherwiseagreeduponinwritingbybothparties.
3.2TheLesseemayrequesttheLessortorenewtheLeaseTermforanadditionalperiodupontheexpirationoftheoriginalLeaseTerm,providedthat:
3.2.1TheLesseesubmitstherenewalrequestinwritingtotheLessoratleast[NumberofDays]priortotheexpirationoftheoriginalLeaseTerm.
3.2.2TheLessoragreestotherenewalinwritingwithin[NumberofDays]afterreceivingtheLessee'srenewalrequest.
Article4:LeaseFee
4.1TheLesseeshallpaytheLessortheLeaseFeeinaccordancewiththefollowingterms:
4.1.1TheLeaseFeeshallbe[Amount]permonth,payableonorbeforethe[Dateofeachpayment].
4.1.2TheLesseeshallpaytheLessorthefirstmonth'sLeaseFeeuponsigningthisContract.
4.1.3TheLessorshallissueaninvoicetotheLesseeforeachpaymentreceived.
4.1.4TheLeaseFeeissubjecttoanyapplicabletaxes,fees,orchargesimposedbyrelevantauthorities.
Article5:MaintenanceandRepair
5.1TheLesseeshallberesponsibleforthemaintenanceandrepairoftheWarehouse,exceptforthosecausedbywearandtearorduetotheLessor'snegligence.
5.2TheLesseeshallnotifytheLessorinwritingofanynecessaryrepairsormaintenancewithin[NumberofDays]afterbecomingawareofsuchneeds.
Article6:Insurance
6.1TheLessorshallobtainandmaintainappropriateinsurancecoveragefortheWarehouse,includingbutnotlimitedtofire,theft,andliabilityinsurance.
6.2TheLesseeshallobtainandmaintainappropriateinsurancecoverageforthegoodsstoredintheWarehouse,includingbutnotlimitedtopropertyandliabilityinsurance.
Article7:TerminationandDefault
7.1ThisContractmaybeterminatedbyeitherpartyupontheoccurrenceofthefollowingevents:
7.1.1TheLesseefailstopaytheLeaseFeeasagreeduponinthisContract.
7.1.2TheLesseeusestheWarehouseforanypurposeotherthanthePermittedUses.
7.1.3TheLesseebreachesanyothertermorconditionofthisContract.
7.2Intheeventoftermination,theLesseeshallvacatetheWarehouseandremoveallgoodsstoredthereinwithin[NumberofDays]afterreceivingwrittennoticefromtheLessor.
7.3IftheLesseefailstovacatetheWarehousewithinthespecifiedperiod,theLessormayentertheWarehousetoremovethegoodsandmaychargetheLesseeforanycostsincurred.
Article8:GoverningLawandDisputeResolution
8.1ThisContractshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].
8.2AnydisputesarisingoutoforinconnectionwiththisContractshallbesettledthroughamicablenegotiationbetweentheparties.Ifsuchnegotiationfails,thedisputesshallbesubmittedto[DesignatedArbitrationInstitution]forarbitrationinaccordancewithitsapplicablerules.

Article2:WarehouseDescription
2.1TheLessorherebyleasesthefollowingWarehousetotheLessee:

3.1.2MaintenanceservicestoensuretheproperfunctioningandconditionoftheWarehouse.
3.1.3AdministrativeservicestoassisttheLesseewithanyadministrativemattersrelatedtotheWarehouse.
3.2TheThirdPartyshallberesponsibleforanybreachesofitsobligationsunderthisArticle,andtheLesseeshallhavetherighttoterminatethisContractandseekdamagesfromtheThirdPartyintheeventofsuchbreaches.
Article4:LeaseTermandRenewal
4.1TheLeaseTermshallcommenceon[StartDate]andexpireon[EndDate],unlessotherwiseagreeduponinwritingbybothparties.
4.2TheLesseemayrequesttheLessortorenewtheLeaseTermforanadditionalperiodupontheexpirationoftheoriginalLeaseTerm,providedthat:
4.2.1TheLesseesubmitstherenewalrequestinwritingtotheLessoratleast[NumberofDays]priortotheexpirationoftheoriginalLeaseTerm.
4.2.2TheLessoragreestotherenewalinwritingwithin[NumberofDays]afterreceivingtheLessee'srenewalrequest.
4.2.3TheThirdPartyconsentstocontinueprovidingitsservicesfortherenewedterm.
Article5:LeaseFeeandPaymentTerms
5.1TheLesseeshallpaytheLessortheLeaseFeeinaccordancewiththefollowingterms:
5.1.1TheLeaseFeeshallbe[Amount]permonth,payableonorbeforethe[Dateofeachpayment].
5.1.2TheLesseeshallpaytheLessorthefirstmonth'sLeaseFeeuponsigningthisContract.
5.1.3TheLessorshallissueaninvoicetotheLesseeforeachpaymentreceived.
5.1.4TheLeaseFeeissubjecttoanyapplicabletaxes,fees,orchargesimposedbyrelevantauthorities.
Article6:MaintenanceandRepair
6.1TheLesseeshallberesponsibleforthemaintenanceandrepairoftheWarehouse,exceptforthosecausedbywearandtearorduetotheLessor'snegligence.
6.2TheLesseeshallnotifytheLessorinwritingofanynecessaryrepairsormaintenancewithin[NumberofDays]afterbecomingawareofsuchneeds.
6.3TheThirdPartyshallberesponsibleforthemaintenanceandrepairofanyequipmentorinfrastructureprovidedbytheThirdParty,asagreeduponintheseparateagreementbetweentheLessorandtheThirdParty.
Article7:Insurance
7.1TheLessorshallobtainandmaintainappropriateinsurancecoveragefortheWarehouse,includingbutnotlimitedtofire,theft,andliabilityinsurance.
7.2TheLesseeshallobtainandmaintainappropriateinsurancecoverageforthegoodsstoredintheWarehouse,includingbutnotlimitedtopropertyandliabilityinsurance.
7.3TheThirdPartyshallobtainandmaintainappropriateinsurancecoverageforitsservices,asagreeduponintheseparateagreementbetweentheLessorandtheThirdParty.
Article8:TerminationandDefault
8.1ThisContractmaybeterminatedbyeitherpartyupontheoccurrenceofthefollowingevents:
8.1.1TheLesseefailstopaytheLeaseFeeasagreeduponinthisContract.
8.1.2TheLesseeusestheWarehouseforanypurposeotherthanthePermittedUses.
8.1.3TheLesseebreachesanyothertermorconditionofthisContract.
8.2TheLesseeshallhavetherighttoterminatethisContractandseekdamagesfromtheLessorandtheThirdPartyintheeventofanybreachesbytheLessorortheThirdParty.
8.3TheLessorshallhavetherighttoterminatethisContractandseekdamagesfromtheLesseeintheeventofanybreachesbytheLessee.
Article9:GoverningLawandDisputeResolution
9.1ThisContractshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].
9.2AnydisputesarisingoutoforinconnectionwiththisContractshallbesettledthroughamicablenegotiationbetweentheparties.Ifsuchnegotiationfails,thedisputesshallbesubmittedto[DesignatedArbitrationInstitution]forarbitrationinaccordancewithitsapplicablerules.

Article4:Client'sRightsandInterests
4.1TheClientshallhavethefollowingrightsandinterests:
4.1.1ReceivetheManagementServicesasdescribedinthisContract.
4.1.2Beprovidedwithaccurateandtimelyinformationregardingtheconditionandlocationofitsgoods.
4.1.3TerminatethisContractwithnoticetotheOwnerandServiceProviderintheeventofabreachoftheServiceProvider'sobligations.
Article5:Client'sObligations
5.1TheClientshall:
5.1.1ProvidetheServiceProviderwithallnecessaryinstructionsandinformationtofacilitatetheManagementServices.
5.1.2PaytheServiceProviderfortheManagementServicesprovidedinaccordancewiththetermsagreedupon.
5.1.3Complywithallapplicablelawsandregulationsregardingthestorageandhandlingofgoods.
Article6:TerminationandDefault
6.1ThisContractmaybeterminatedbyeitherpartyupontheoccurrenceofthefollowingevents:
6.1.1TheServiceProviderfailstoprovidetheManagementServicesasdescribedinthisContract.
6.1.2TheClientfailstopayfortheManagementServicesasagreedupon.
