3、eme competitive bidding for this project. 現(xiàn)將有關(guān)具體要求說(shuō)明如下:The following are the explanations for the related specific requirement: 項(xiàng)目名稱:Project name: 航天國(guó)際中心 Aerospace Office Building工程背景資料:Project background information: 航天國(guó)際中心(以下簡(jiǎn)稱:大廈)將由深圳市航天高科投資+管理有限公司開發(fā)建設(shè)。該大廈建成后將成為中國(guó)航天科技集團(tuán)公司在中國(guó)南方地區(qū)的運(yùn)營(yíng)管理中心、研發(fā)中心和國(guó)際技術(shù)合

4、作交流中心。投資方擬將大廈打造成為深港地標(biāo)級(jí)甲級(jí)商務(wù)辦公樓。The Aerospace Office Building (hereinafter referred to as the Building) will be developed and constructed by Shenzhen Aerospace High-Tech Investment and Management Co., Ltd. After the completion of construction, this Building will become the operation and management cen

5、ter, R & D center and international technological cooperation and communication center of China Aerospace Science and Technology Corporation in the southern area of China. The investor is planning to construct the Building into a Class A landmark business office building in Shenzhen and Hong Kong. 用

7、005 T107-0006土地性質(zhì):商業(yè)性辦公用地 Nature of land: land used for business office 地塊周邊現(xiàn)狀:Current situation of the places surrounding the plot: 地塊南側(cè)緊臨地鐵站點(diǎn),該地鐵站目前正在施工,預(yù)計(jì)兩年后建成通車; The plot is close to a subway station on the south side. The station is now under construction and is estimated to be completed and pu

10、en and is a piece of land reclaimed from the sea. 地塊所處片區(qū)城市規(guī)劃簡(jiǎn)介:Brief introduction of the urban planning of the area where the plot is located: 深圳市總體規(guī)劃定位后海片區(qū)為城市一個(gè)商業(yè)金融區(qū),也是南山區(qū)的政治、經(jīng)濟(jì)、文化、體育和信息中心、總部經(jīng)濟(jì)聚集地、生態(tài)型花園式現(xiàn)代化海濱城區(qū)。這一定位決定了該片區(qū)的規(guī)劃建設(shè)必將體現(xiàn)高起點(diǎn)、高標(biāo)準(zhǔn)、超前性和可持續(xù)發(fā)展特征,并將發(fā)揮強(qiáng)大的規(guī)模效應(yīng)、示范效應(yīng)和輻射效應(yīng)。In the master plan of Shenz

This orientation determines tha

12、t the planning and construction of this area inevitably reflect the characteristics of high starting point, high standard, foresight and sustainable development, and will exert strong scale effect, demonstration effect and radiation effect. 用地規(guī)劃指標(biāo)要求 Requirements of land planning indexes:用地面積:10458.4

13、4平方米 Area of land used: 10,458.44 square meters建筑容積率:14.34 Floor area ratio: 14.34建筑覆蓋率65-80%; Building coverage: 65-80%; 計(jì)入容積率總建筑面積:150000平方米(其中商業(yè)面積30000平方米) Overall floor area calculated into the floor area ratio: 150,000 square meters (including 30,000 square meters of commerce area)建筑高度90-300米 B

15、退紅線,其余各向退紅線6米,原則上按照城市設(shè)計(jì)確定的位置設(shè)置公共廣場(chǎng)空間(T107-0006宗地西側(cè)留出約20米寬綠地,T107-0005宗地西側(cè)留出約15米寬綠地,兩地塊的西側(cè)沿中間規(guī)劃路留出公共空間約1500平方米),除此規(guī)定外,其它應(yīng)滿足深圳市城市規(guī)劃標(biāo)準(zhǔn)與準(zhǔn)則及相關(guān)規(guī)范的要求。On the two sides of roads within the land used, the building may have zero receding red line. Besides this regulation, the “Urban Planning Standard and Principle of Shenzhen” and other related standards shall be met. 4.

18、8 車輛和行人的出入口 entrances and exits for vehicles and passengers按批準(zhǔn)的規(guī)劃設(shè)置,具體以規(guī)劃許可為準(zhǔn)。結(jié)合地塊周邊道路條件并結(jié)合各功能流線設(shè)置相應(yīng)出入口,需針對(duì)各類人流、車流及服務(wù)流線作出分析。 According to standard planning setup, specific matters shall follow the planning license. 19、 lines, corresponding entrances and exits shall be set up, and analysis shall be made on various people flows, vehicle flows and service flow lines. 4.9 空間利用 Space utilization a.地下空間 Underground space在保證城市市政管線走廊空間需求的前提下,可對(duì)地下空間進(jìn)行整體開發(fā)建設(shè),有關(guān)使用和建設(shè)管理要求按深圳市地下空間管理辦法有關(guān)規(guī)定執(zhí)行。宗地內(nèi)的地下空間應(yīng)在提供停車、人防、設(shè)備間等基本功能的前提下綜合開發(fā)利

20、用,提供地下人行通道和機(jī)動(dòng)車通道,應(yīng)預(yù)留與東側(cè)臨近地塊的地下空間連通的接口。充分考慮地鐵人流對(duì)大廈商業(yè)的帶動(dòng)。南北地塊地下空間需要考慮車流及商業(yè)人流的互通,通道及地下可以考慮地面自然采光及通風(fēng)。On the premise of guaranteeing the spatial requirement of the municipal pipelines of the city, overall development and construction may be conducted on the underground space. The related use and construc

21、tion management requirements shall be carried out according to the “Shenzhen Administrative Measures on Underground Space”. The underground space within the land parcel shall be comprehensively developed and utilized on the premise of providing basic functions such as parking, civil defense and equi

22、pment rooms. Underground passenger passages and motor vehicle passages shall be provided, and connections with the underground space of the neighboring plot on the east shall be preserved. The drive of the commerce in the Building by the subway people flow shall be fully considered. For the undergro

23、und space of the south and north parcels, the intercommunication between vehicle flow and commerce people flow shall be considered. Ground natural daylighting and ventilation may be considered for passages and underground spaces. b.地面空間 Ground space 原則上按照規(guī)劃確定的位置設(shè)置公共廣場(chǎng)空間和建筑主要出入口,根據(jù)機(jī)動(dòng)車單向交通組織方式和相關(guān)道路交通規(guī)

24、范,設(shè)置地下空間、車庫(kù)出入口。In principle, the main entrances and exits of the public plaza space and buildings shall be set up at locations determined in planning. The entrances and exits of underground spaces and garages shall be set up according to the one-way traffic organization mode and related road traffic

46、eight of the tower shall be explained. 泛光照明:方案需要考慮大廈的夜景燈光工程。Floodlight: the scheme shall consider the night lighting project of the Building. 商業(yè)部分:Commerce part: 大廈公共配套及商業(yè)需要營(yíng)造高檔寫字樓的環(huán)境、氛圍。The public supporting facilities and commerce of the Building shall create the environment and atmosphere for the

47、 high-grade office building. 裙樓商業(yè)需要充分考慮對(duì)大廈自身人流、周邊經(jīng)過人流、地鐵人流的合理組織。裙樓內(nèi)部應(yīng)有便捷交通(立體或平面),要求商業(yè)流線橫縱回流。The commerce of the podium shall fully consider the reasonable organization of the people flow of the Building itself, flow of passers-by, and subway people flow. Inside the podium there shall be convenient
