37/37沃爾瑪(“乙方”)與業(yè)主(“甲方”)維保職責空調(diào)系統(tǒng)根據(jù)乙方需求,甲方為乙方提供一套獨立的空調(diào)系統(tǒng)為乙方提供空調(diào)服務,由甲方負責設備的日常保養(yǎng)及運行管理并承擔費用;設備的維修保養(yǎng)和設備更新由甲方負責并承擔費用。其中包括冷凍泵、冷卻泵、冷卻塔、新風機組等的清洗及保養(yǎng)。甲方為乙方安裝空調(diào)系統(tǒng)的單獨計量,空調(diào)運行期間所產(chǎn)生的能源費,由乙方承擔.乙方承租區(qū)域內(nèi)由甲方提供的空調(diào)設備德日常清潔與維護由甲方進行免費維護,但不包括乙方的自有設備。采暖及生活熱水系統(tǒng)甲方為乙方提供的采暖系統(tǒng),采取市政供暖系統(tǒng),由甲方負責設備的日常維修保養(yǎng)及運行管理并承擔費用;設備的維修和設備的更新由甲方負責并承擔費用。甲方負責為乙方安裝獨立熱能計量表,乙方負責按承租區(qū)域的面積向市政支付采暖費用(或按實際用量支付)。乙方承租區(qū)域內(nèi)的生活熱水系統(tǒng)(或由乙方自行安裝電熱水器),并由乙方承擔費用及日常維護保養(yǎng)管理。消防系統(tǒng)乙方使用的消防系統(tǒng)只是甲方消防系統(tǒng)的一部分,系統(tǒng)由甲方負責維修保養(yǎng)和檢測工作(包括消防水泵的用電),費用在物業(yè)費中體現(xiàn)。乙方新增部分的消防系統(tǒng),應由乙方負責安裝。甲方同意,并經(jīng)甲方、乙方及政府相關部門驗收合格后方可并入甲方消防系統(tǒng)。新增部分的維修保養(yǎng)和檢測工作并承擔相關責任和費用由乙方承擔。甲方有權(quán)對乙方的消防設備保管情況進行監(jiān)管和檢查.供電系統(tǒng)甲方根據(jù)乙方的需求為乙方提供獨立的供配電系統(tǒng)。變電所(含高壓開關柜,變壓器,低壓配電柜,饋出電纜及相關變電所內(nèi)設備)均由甲方負責維修保養(yǎng)工作,由甲方安排人員值班并承擔費用。柴油發(fā)電機:為乙方專用,由甲方負責維修保養(yǎng),并承擔相關費用。甲方必須確保乙方高壓線路的安全使用,不得搭載其它用戶,確保乙方直接向供電部門繳費,直接抄表到戶。乙方承租區(qū)域內(nèi)的電氣設備的維護(指由甲方提供的相應機電設備,乙方自有設備不在此范圍內(nèi)),由甲方為其免費維護保養(yǎng)。電梯甲方根據(jù)乙方的需求為乙方提供獨立的電梯系統(tǒng).甲方負責電梯的維修保養(yǎng)并承擔維修及年檢費用;電梯在正常使用及有專業(yè)保養(yǎng)的情況下的維修及設備更新,由甲方負責。乙方負責支付承租區(qū)域內(nèi)所有的電梯日常運行所產(chǎn)生的能源費用.供排水設施沃爾瑪與業(yè)主(或其他用戶)共用供水設施:甲方根據(jù)乙方的需求為乙方提供獨立的供水系統(tǒng).供水設施維護保養(yǎng),生活及消防水池的清洗工作,由甲方維護保養(yǎng)并承擔費用.乙方承租區(qū)域內(nèi)乙方的自有用水設施的維護和保養(yǎng)由乙方自行維護保養(yǎng).乙方承租區(qū)域內(nèi)排污及隔油池的清洗,由甲方進行維護清潔,但不包括乙方后期改造部分隔油池費用及清洗.供氣設施:甲方負責:燃氣總表(包括總表)至市政管道部分,包括燃氣調(diào)壓站、燃氣計量表.沃爾瑪負責:燃氣總表至房屋內(nèi)部分。土建部分區(qū)域內(nèi)的維護保養(yǎng):乙方承租區(qū)域內(nèi)的精裝部分和二次改造的土建部分(包括精裝部分)的費用由乙方承擔。生活垃圾處理:乙方按照甲方指定的地點及規(guī)定的時間,把當日產(chǎn)生的垃圾(干、濕垃圾)運送至甲方提供的地點,由甲方進行處理并承擔費用。附件A空調(diào)機組檢修要求一、檢修的定義:水冷機組:每年保養(yǎng)一次,沃爾瑪負責更換潤滑油、油過濾器及干燥過濾器等易耗件,業(yè)主負責對整機進行檢查,保證機組正常運行及發(fā)現(xiàn)潛在的隱患,達到節(jié)約能源和延長機組使用壽命.若不對機組進行保養(yǎng),有可能造成故障隱患。檢修分大修和中修,又分機組檢修和壓縮機檢修。將壓縮機解體,檢查清洗其內(nèi)部,不用更換零件的,這種情況一般稱為壓縮機的中修或檢查;如內(nèi)部運動部件磨損程度嚴重,需要更換的,這種情況一般稱為壓縮機的大修;而對整機而言,如維修時,需要將制冷劑導出至機外才能進行維修處理的,一般稱為機組的大修,此外的維修處理一般稱為中修或維修。(業(yè)主負責)風冷活塞機組:保養(yǎng)情況同上:(業(yè)主負責)中修情況一般這樣:將壓縮機從機組移出,打開缸蓋及電機進行清洗,檢查曲軸、連桿、活塞等的磨損情況,如不需要更換,再重新進行裝配并恢復運行,這種情況一般稱為壓縮機的檢查或中修。如零件磨損嚴重且需要更換的,這種情況一般稱為壓縮機的大修。二、保養(yǎng)的定義(水冷機組)供冷季節(jié)的檢查A供冷季節(jié)啟動前的準備和檢查供冷季節(jié)運行前須進行下列各項檢查和準備,以確保機組可靠、安全和高效運行:檢查制冷劑液位和油面;檢查油槽、油加熱器和溫度;檢查和測試所有運行控制和安全控制功能;與操作人員一起溫習操步驟,查看機組歷史記錄;檢查啟動器的運行;配合檢查水系統(tǒng)的運行情況(包括冷凍水泵,水流開關,冷凍水泵,冷卻塔,閥門等);檢查調(diào)整微電腦控制中心的設定值;啟動冷水機組,檢查整個系統(tǒng)的運行狀況,記錄機組運行參數(shù);根據(jù)運行記錄,分析處理機組問題.B運行季節(jié)檢查機組運行期間,沃爾瑪定期(每月)進行下列各項檢查,確保機組在整個供冷季節(jié)運行高效,可靠:檢查冷水機組,調(diào)整安全控制裝置;檢查控制裝置的運行;檢查制冷劑液位和油位;檢查潤滑系統(tǒng)的運行;檢查回油系統(tǒng);檢查電機和啟動器的運行;記錄運行狀態(tài)參數(shù),分析確認機組運行正常,必要時通知業(yè)主進行機組檢修;記錄和報告要求的備件.C一年一次設備停機檢查和預防性保養(yǎng)(業(yè)主負責)停機期間,每年一次進行下列各項檢查,以便能正確評價設備的狀態(tài),為下一個供冷季節(jié)的運行作好準備:檢查壓縮機-電機組件的下列各項,完成預防性保養(yǎng)的各項任務:記錄電壓;用兆歐表測量和記錄電機繞阻的絕緣電阻;潤滑開式電機;檢查開式電機驅(qū)動裝置的定位狀態(tài);檢查聯(lián)軸器;檢查入口導葉操作機構(gòu)和聯(lián)接機構(gòu);潤滑需要潤滑的部位.檢查壓縮機潤滑油系統(tǒng)的下列各項:根據(jù)需要更換潤滑油,油過濾器和干燥過濾器;檢查油泵,密封和油泵電機;清潔排污管;檢查加熱器和恒溫器;檢查所有其它的油系統(tǒng)部件,如油冷卻器,過濾器和電磁閥等;執(zhí)行下列各項操作,檢查電機啟動器:執(zhí)行診斷檢查程序;清潔接觸器或必要時建議更換;檢查所有接線端,并擰緊;空載運行啟動器(或在啟動前);檢查狀態(tài)指示燈.檢查控制面板,確定下列各項:執(zhí)行診斷檢查程序;檢查安全停機運行狀態(tài);檢查所有接線端,并擰緊;檢查顯示數(shù)據(jù)的精度和設定值.檢查冷凝器,蒸發(fā)器的下列各項:檢查水流開關的控制情況;根據(jù)運行記錄參數(shù)分析熱交換效果,建議水質(zhì)處理;必要時拆卸端蓋,更換密封墊.檢查系統(tǒng)的下列各項:記錄視液鏡的狀態(tài);檢查制冷劑循環(huán),確認處于正常平衡狀態(tài);其它:遵循檢查和維護步驟,修理脫落的保溫層;與操作人員溝通;(往復式冷水機組)供冷季節(jié)的檢查A供冷季節(jié)啟動前的準備和檢查供冷季節(jié)運行前須進行下列各項檢查和準備,以確保機組可靠,安全和高效運行:配合檢查輔助設備的運行狀況;更換潤滑油;檢查曲軸箱加熱器,油溫和潤滑系統(tǒng);檢查和測試所有的運行和安全控制;檢查確認電壓和啟動器運行正確;啟動機組,標定控制和變送器;檢查確認過冷器和過熱器配置正確;機組穩(wěn)定后,記錄運行條件;同操作人員一起,溫習操作步驟.對風冷冷凝器須增加下列各項檢查:去除機組周圍和內(nèi)部的臟物;檢查冷凝器盤管是否堵塞,建議清潔盤管;檢查并擰緊電氣接頭;檢查及潤滑風機及電機軸承;啟動后,檢查風機和風機電機的運行狀態(tài)。B運行季節(jié)檢查進行下列各項檢查,確保機組在整個供冷季節(jié)都運行高效,可靠:檢查確認通常的運行條件和運行狀態(tài);記錄運行狀態(tài),并進行數(shù)據(jù)分析,找出不合理的地方;按要求調(diào)節(jié)運行控制;檢查確認油位和制冷劑量充注正確;檢查油溫和曲軸箱加熱器;檢查啟動器,繼電器和控制元件;檢查風冷冷凝器風機和電機運行狀態(tài);與操作人員一起溫習操作步驟,查看用戶記錄.C一年一次的設備停機檢查和預防性保養(yǎng)(業(yè)主負責)停機期間,每年一次進行下列各項檢查,以便能正確評價設備的狀態(tài),為下一個供冷季節(jié)的運行作好準備:用兆歐測量電機繞阻電阻,并記錄好;檢查壓縮機的油位,按要求補充潤滑油;檢查曲軸箱加熱器,確認運行正常;更換干燥過濾器;擰緊接觸器和電機端子箱內(nèi)的電源線;清潔所有連接接頭,如有必要按要求更換;檢查所有繼電器,運行控制裝置和安全保護裝置;檢查確認所有控制裝置,安全保護裝置,卸載裝置和外部聯(lián)鎖跨接裝置;檢查確認壓縮機的吸氣和排氣閥完好.空調(diào)系統(tǒng)(直燃機)空調(diào)機組檢修要求1、業(yè)主負責直燃機定期維護保養(yǎng)內(nèi)容直燃機維護保養(yǎng)內(nèi)容(每年)次數(shù)服務內(nèi)容服務時期1次制冷開機檢查5月份2次制冷停機后檢查保養(yǎng)10月份3次采暖開機檢查11月份4次采暖停機后檢查保養(yǎng)3至4月份5次溶液取樣檢驗機組運行期間2、直燃機定期保養(yǎng)主要檢查的項目有:1)全裝置的檢查的測試;2)運行分析和測量;3)吸收劑和制冷劑的管理;4)燃燒器的管理及燃燒室內(nèi)的煙塵的清潔;5)真空泵的維護;6)泵的診斷和修理;7)吸收器、冷凝器內(nèi)部傳熱管的清洗;3、負責及時聯(lián)系設備廠家對直燃機運行期間出現(xiàn)的突發(fā)性故障進行檢測及解決。制冷設備,中央空調(diào)主機(機組)專業(yè)等級保養(yǎng)項目一覽表一、一級保養(yǎng)(運行時間在4000小時以內(nèi))(業(yè)主負責)1、主機內(nèi)外表面除銹,清潔,上漆,緊固主機表面內(nèi)外螺絲,螺帽,修補主機上的保溫層,安裝防鼠網(wǎng).2、清潔制冷系統(tǒng)表面,清潔主機電控柜(箱)內(nèi)外及電控系統(tǒng),檢測電控系統(tǒng)各零配件,風機馬達,壓縮機馬達的阻值,絕緣值,靈敏度,精確度,消除電控系統(tǒng)各零配件的異聲,異味及隱患,并清潔表面和緊固.3、檢測制冷系統(tǒng)各閥件,保護器,過濾器,探頭的工作狀況,消除隱患。4、制冷系統(tǒng)全面檢漏,檢堵。全面檢測制冷系統(tǒng)各部位溫度(包括壓縮機),檢測冷凝壓力,蒸發(fā)壓力,吸氣壓力,排氣壓力,油溫,油壓,冷凝溫度,蒸發(fā)溫度,冷凍水進出溫度和溫差,冷卻水進出溫度和溫差,消除隱患.5、檢測各儀器,儀表的精確度,靈敏度,并校正和清潔。6、對主機進行全面工況調(diào)節(jié),調(diào)試,并適當加補制冷劑或適當回收制冷劑,使主機處 terminalequipmentinthePremisesatitssolecost.Theownershallberesponsibleformaintenanceofterminalequipmentofheatingsystem。TheenergyconsumptionofheatingsystemwithinthePremisesshallbemeasuredaccordingtotheprovisionsofthisPremisesLeaseAgreementbetweenWal-MartandLandlord。FirefightingsystemTheownershallentrustthethirdindependentandqualifiedFireFightingCompanytotakechargeofdailymaintenance,examinat(yī)ionandrepairswithownchargesifthefirefightingsystemisprovidedforWal-Martonly,andtheownershallprovideWal-Martamonthlyexaminat(yī)ionreportissuedbythethirdpartytoensureWal—Mart’sfirefightingsysteminanormalcondition.Inaddition,theownershallalsoberesponsibleforequipmentoverhaulingandupdat(yī)ingwithowncharges。Theoverhaulcovers:Maintenanceandreplacementofmainequipmentofthefirefightingcontrolcenteronnormaloperat(yī)ionandupkeepbasis。Programupdating,systemandproductupdatingaswellastechnicalrenovationofequipment.Maintenanceandrepairofthemotorofsmokeexhaustingfans,firepumpandmotor,outdoorfirehydrantsaswellassomeoutdoorattachedfirefightingfacilities.3。2。Theownershallberesponsibleformaintenanceandexaminat(yī)ionofthemainfirefightingsystemincludingpowersupplyofthefirepumpifthefirefightingsystemisjustpartoftheowner’s。Wal-MartshallberesponsiblefordailyinspectionandprotectionofthefirefightingfacilitiesinthePremises。TheownershallentrustthethirdindependentandqualifiedFireFightingCompanytotakechargeofmaintenanceofthefirefightingsystemwhichalsoincludestheleasingareaofWal-Mart,andshallprovideWal—MartamonthlyexaminationreportissuedbythethirdpartytoensureWal-Mart’sfirefightingsysteminanormalcondition。IfWal-Martaddsanotherfirefightingsystem,theownershallbeinchargeofmaintenanceandexaminationofthemainsystemofthefirefightingmonitorcenterandassignassociatestobeonduty。Wal—Martshallberesponsibleformaintenanceandexaminat(yī)ionoftheaddedequipmentwithownchargesandliabilities.Asforothers,itshallbefulfilledaccordingtoclausetwoofthecontract。Wal-Mart’sassociatescanbeallowedtoaccesstothemainequipmentroomformonthlyinspection。Theownershallassignassociat(yī)estobeondutyinthefirefightingcontrolroomfortheabove-mentionedthreesituat(yī)ions.Theownershallpayforit.PowersupplysystemTransformerstation:theownershallberesponsibleformaintenanceoftherelevantequipmentinthestation,includingHVswitchcabinet,transformer,LVdistributioncabinet,feederandtherelatedfacilities。Theownershallassignassociat(yī)estobeondutyintheHVswitchcabinet,transformerandLVdistributioncabinetroom。Theownershallpayforit。Dieselgenerator:a)Sharingwiththeowner.Theownershallberesponsibleformaintenanceofthedieselgeneratorandensureitisalwaysinasafeandnormalrunningcondition.b)IfitisprovidedforWal-Martonly,thereisoneyearor1500hoursguaranteeperiodforthedieselgenerator,i。e。withinthisperiod,thedieselgeneratorshallbemaintainedbytheowner,andWal-Martshallonlybeartheoperationalfees.Ifthegeneratorisinagoodconditionbeyondtheguaranteeperiod,Wal—Martshallberesponsibleforitsdailymaintenancewithowncharges。Ifitbreaksdownbeforetheservicelifetimeduetootherreasonsinsteadofoperation,theownershalltakethefullresponsibility.TheownershallensurethattheHVcablesareinasafetyconditionwithoutconnectingtoothercircuitsusedbyotherusers。Inaddition,Wal—MartwillpaythePowerBureaudirectlyaccordingtoindependentpowermeter.5.ElevatorsIftheelevatorisonlyforWal-Mart’suse,theownershallberesponsibleforitsmaintenanceandannualinspectionwithownchargeswithinguaranteeperiod。AndWal-Martshalltakeoverdailycleaningwork,operat(yī)ionalprotectionandannualinspectionbeyondtheguaranteeperiodwithowncharges。Theownershallberesponsibleforelevatorsmaintenanceandupdatingunderthenormalrunningconditionandprofessionalupkeepcondition.Asfordefinitionsofmaintenance,pleaserefertoappendixtwofordetails。IftheownerandWal—Martsharetheelevators,theownershallberesponsibleformaintenance,upkeepandannualinspection.Theownershalltakethemaintenanceandoperationalfees.6.WatersupplyanddrainagefacilitiesIfWal-Martsharesthewaterfacilitieswiththeownerorotherusers,theownershallberesponsibleforthefollowing:Maintenanceofwat(yī)erfacilitiesfromthegeneralwatermetertothecitygovernment’smainwat(yī)erpipe。Maintenanceandupkeepofthewatersupplyfacilities,cleaningworkoflivingwat(yī)ertankandfirewatertank。IfthecitygovernmentdirectlysupplieswatertoWal-Mart,Wal-Martshallberesponsibleforthefollowing:Maintenanceofallwater-supplyfacilitiesbetweenthegeneralwatermeterandthePremiseswithowncharges。Theownershallberesponsibleformaintenanceandblocktreatmentofoutdoorsewagepipesandwellchambers。Theownershallalsoberesponsibleforblocktreatmentofoutdoorwaterpipingat(yī)leastonceayear.7.GassupplyfacilitiesTheownershallberesponsiblefor:Gassupplyfacilitiesbetweenthegeneralgasmeterandthecitygovernment’smaingaspipe,includinggaspressureadjustmentstationandgasmeter。Wal—Martshallberesponsiblefor:GasfacilitiesfromthegeneralgasmetertothePremises.8.Theownershallberesponsibleforthemaintenanceofsurroundingfacilitiesandtheonesinotherpublicareas,andforthewaterandpowersupplies.AndtheownershallprovidesupportwhenWal-Martassociat(yī)eneedstoins
