If nosufficient measuresareputinplace, thereby causingliability accidents, Party Bshall beliable for suchaccidents andeconomiclosses(including anythird party liability), andParty Ashall befree fromanyliabilitytherefor.5、租賃期內(nèi)如政府規(guī)劃需要征用該土地的，不屬甲方違約，甲方需提前 3個月書面通知乙方做好搬遷工作，同時甲方無息退還保證金給乙方。乙方應積極配合，并無條件做好清拆、搬遷工作。合同終止時間為乙方配合政府征收（征用）之日。If thegovernmentplanstoexpropriate suchlandduring theleaseterm, Party AshallnotbedeemedashavingbreachedthisContract.Inthiscase,PartyAshallsenda3-monthnoticeofrelocationtoPartyBinwriting,andPartyAshallrefundthedeposittoPartyBfreeofinterest.PartyBshallprovideactiveassistance,andcomplete removal andrelocation unconditionally. ThisContract shall expire onthedatePartyBassiststhegovernmentintheexpropriationprocess.六、合同期滿及終止的處理 ContractExpirationandTermination1、合同期滿，乙方在該地塊上所建的所有建筑物及配套固定設施、 固定裝修等（包括房屋、門窗、水電、排污、各種線路及管道等電源線路等）均無償歸甲方所有，乙方不得有異議。AttheexpirationofthisContract,anybuildings,structuresanddecorationsconstructedbyPartyBontheland(includinghousing,doors,windows,water,electricity,sewage,andvariouslinesandpipes,powerlines,etc.)shallbetransferredtoPartyAwithoutcompensation,andPartyBmaynotraiseanyobjectiontothetransfer.2、租賃期滿，如乙方要求續(xù)租的，在同等條件下，乙方可優(yōu)先續(xù)租，并重新簽訂土地租賃合同書。AttheexpirationofthisContract,ifPartyBrequestsleaserenewal,Partyshallhavepriorityoverotherpartiesinrenewingtheleaseunderidenticalconditions,andanewlandleasecontractshallbesigned.七、違約責任 LiabilityforBreach1、甲方違約，保證金雙倍退還給乙方，本合同終止。If Party Abreachesthis Contract, Party Ashall refund double thedeposit toPartyB,andthisContractshallterminate.2、乙方違約，甲方有權(quán)單方解除本合同，沒收保證金，同時乙方在該地塊上所建的所有建筑物及配套固定設施、固定裝修等（不包括生產(chǎn)設備）全部無償歸甲方所有。IfPartyBbreachesthisContract,PartyAshallhavetherighttounilaterallyterminatethisContract,andretainthedeposit.Meanwhile,anybuildings,structuresanddecorationsconstructedbyPartyBontheland(excludingmanufacturingequipment)shallbetransferredtoPartyAwithoutcompensation八、爭議處理 DisputeSettlement本合同在履行中如發(fā)生爭議， 雙方首先應本著平等互利的原則協(xié)商解決， 若協(xié)商不成，任
