中英文租房協(xié)議【篇一:2023年租房協(xié)議中英文版】中文版房屋租賃協(xié)議出租方(以下簡(jiǎn)稱甲方):_____承租方(以下簡(jiǎn)稱乙方):_____甲、乙雙方就下列房屋的租賃達(dá)成如下協(xié)議:第一條房屋基本情況。甲方房屋(以下簡(jiǎn)稱該房屋)坐落于第層。第二條房屋用途。該房屋用途為租賃住房。除雙方另有約定外,乙方不得任意改變房屋用途。第三條租賃期限。租賃期限自___年___月___日至___年___月___日止。第四條租金。該房屋月租金為(人民幣大寫)千百拾元整。租賃期間,如碰到國(guó)家有關(guān)政策調(diào)整,則按新政策規(guī)定調(diào)整租金標(biāo)準(zhǔn);除此之外,出租方不得以任何理由任意調(diào)整租金。第五條付款方式。乙方按支付租金給甲方。第六條交付房屋期限。甲方應(yīng)于本協(xié)議生效之日起日內(nèi),將該房屋交付給乙方。第七條甲方對(duì)房屋產(chǎn)權(quán)的承諾。甲方保證擁有房屋產(chǎn)權(quán),提供相應(yīng)證明。在交易時(shí)該房屋沒(méi)有產(chǎn)權(quán)糾紛;除補(bǔ)充協(xié)議另有約定外,有關(guān)按揭、抵押債務(wù)、稅項(xiàng)及租金等,甲方均在交付房屋前辦妥。交易后如有上述未清事項(xiàng),由甲方承擔(dān)所有責(zé)任,由此給乙方導(dǎo)致經(jīng)濟(jì)損失的,由甲方負(fù)責(zé)補(bǔ)償。第八條維修養(yǎng)護(hù)責(zé)任。正常的房屋大修理費(fèi)用由甲方承擔(dān);平常的房屋維修費(fèi)用由乙承擔(dān)。因乙方管理使用不善導(dǎo)致房屋及其相連設(shè)備的損失和維修費(fèi)用,由乙方承擔(dān)并責(zé)任補(bǔ)償損失。租賃期間,防火安全,門前三包,綜合治理及安全、保衛(wèi)等工作,乙方應(yīng)執(zhí)行本地有關(guān)部門規(guī)定并承擔(dān)所有責(zé)任和服從甲方監(jiān)督檢查。第九條關(guān)于房屋租賃期間的有關(guān)費(fèi)用。在房屋租賃期間,以下費(fèi)用由乙方支付:水、電費(fèi);第十條租賃期滿。1、租賃期滿后,如乙方規(guī)定繼續(xù)租賃,甲方則優(yōu)先批準(zhǔn)繼續(xù)租賃;2、租賃期滿后,如甲方未明確表達(dá)不續(xù)租的,則視為批準(zhǔn)乙方繼續(xù)承租;第十一條因不可抗力因素導(dǎo)致該房屋毀損和導(dǎo)致?lián)p失的,雙方互不承擔(dān)責(zé)任。第十二條本協(xié)議未盡事項(xiàng),由甲、乙雙方另行議定,并簽訂補(bǔ)充協(xié)議。補(bǔ)充協(xié)議與本協(xié)議不一致的,以補(bǔ)充協(xié)議為準(zhǔn)。第十三條本協(xié)議之附件均為本協(xié)議不可分割之一部分。本協(xié)議及其附件內(nèi),空格部分填寫的文字與印刷文字具有同等效力。本協(xié)議及其附件和補(bǔ)充協(xié)議中未規(guī)定的事項(xiàng),均遵照中華人民共和國(guó)有關(guān)法律、法規(guī)和政策執(zhí)行。第十四條其他約定(一)出租方為已提供物品如下:(1)(2)(3)(4)(二)當(dāng)前的水、電等表狀況:(1)水表現(xiàn)為:度;(2)電表現(xiàn)為:度。第十五條本協(xié)議在履行中發(fā)生爭(zhēng)議,由甲、乙雙方協(xié)商解決。協(xié)商不成時(shí),甲、乙雙方可向人民法院起訴。第十六條本協(xié)議自甲、乙雙方簽字之日起生效,一式兩份,甲、乙雙方各執(zhí)一份,具有同等效力。甲方(簽字):_____乙方(簽字):_____電話:電話:___年___月___日___年___月___日英文版leaseagreementthisagreementofleaseismadeonthis16thdayofdecember2023byandbetween:-mrs.ghazalawaheedw/oabdulwaheed,adult,r/ohouseno.***-*,dha,lahorecantt,(hereinaftertoasthelessoroftheonepart).andmr.****,r/ochina,refereedtoasthelesseeoftheotherpart.(expression“l(fā)essor”and“l(fā)essee”whereverthecontextsopermitshallalwaysmeanandincludetheirrespectiveheirs,successorslegalrepresentativeandassignees).whereasthelessoristhelawfulownerandinlawfulpossessionofhouseno,***-*,dha,lahorecantt,consistingof4bedroomswithbath,d/d,tv;lounge,kitchen,store,servant,quartertogetherwithfixturesandfitting(hereinaftercollectivelycalledthedemisedpremises).andwhereasthelessorhasagreedtheleaseandthelesseehasagreedtotakeonleasethedemisedpremisesonthetermsandconditionasgivenbelow:-1.thisagreementinonlyvalidiflesseeisrenewedandextendedfortheleaseperiod.2.thelessorletslesseetakesthedemissedpremisesforaperiodof12monthscommencingfrom15thjanuary2023.theleaseisrenewableforafurtherperiodasmaybemutuallyagreedinwritingonexpiryoftheleaseperiod3.therentofthedemisedpremisesshallbeusd3,300/-(usdollarsthreethousandandthreehundredonly)permonth4.thelessorherebyacknowledgesreceiptofthesumofusd.19,800/-(usdollarsnineteenthousandandeighthundredonly)permonth.5.itisherebyagreedbetweenthepartiesthatthelesseeshallpaytheaforesaidmonthlyrentusd.3,300/-(usdollarsthreethousandandthreehundredonly)asthemonthlyrentaladvanceby20thofeachcalendarmonthforwhichifisdueaftercompletionofadvancerentperiodendingon15thjuly2023.6.thatthelessorherebyacknowledgesreceiptofthesumofrs.60,000/-(rupeessixtythousandonly)fromthelesseeasfixededpositsecuritywhichshallberefundedtothelesseeongivingbackthevacantpossessionofthedemisedpremisesafterdeductionofdamages/shortagesoutstandingbillsforelectricity,water,gasandtelephonechargesetc,againstthedemisedpremises.thelesseeherbyconvenantswithlessorasfollowing:1.topaytothelessortherentherebyreservedinthemannerbeforementioned.2.thatthelesseeshallnotatanytimeduringtheterms,withouttheconsentinwritingofthelessor,pulldown,damagesormakeanystructurealterationstothedemisedpremesesprovidedalways,thelesseeshallhavegowriteinstallanyfixturesandfittingsexcludingair-conditionersinthedemisedpremeses,todetachandrepossessthesamesubjecttotherestorationofthedemisedpremesestotheiroriginalstateathiscost(reasonablewearandtearexcepted)ontheexpiryofthisleaseoranyrenewalhereof.3.tousethedemisespremisesforresidentialpurposeandwouldnotbeusedforacommercialpurposethedemisespremisewouldnotbeusedoccupiedbymr.****andfamily.4.nottosubletthewholeoranypartofthepremises.5.topayregularlythebillsforelectricity,gas,waterandtelephonechargesinrespectofthedemisedpremises.acopyofallthepaidutilitybillbeforwardedtothelessoreverythreemonthregularly.incaseofdisconnectionofanyfacilityduetonon-payment,lesseewillberesponsibletogetthemrestoredandpaythesame.allduesmustbeclearedbeforetheexpiryofthelease.6.thelesseeshallkeepandmaintainthesaidpremisesingoodandtenantableconditionsduringthetenureofthelease.thelessorherebyconvenantswiththelesseeasfollowing:-1.topayallexistingandfuturerate,taxesassessmentsandotherchargesofapublicnaturewhetherimposebythemunicipality,governmentoranyotherauthorityinrespectofdemisedpremises.2.nottoerectorsetupabuildingorstructureonthedemisespremisesnortoaddtoanyexistingbuildingorstructureduring 協(xié)議的規(guī)定而產(chǎn)生的違約金、損壞補(bǔ)償金和其它相關(guān)費(fèi)用,甲方可在押金中抵扣,局限性部分乙方必須在接到甲方付款告知后十日內(nèi)補(bǔ)足。3)incasepartybbreachesthiscontract,partyahasrighttodeductthedefaultfine,compensationfordamageoranyotherexpensesfromthedeposit.incasethedepositisnotsufficienttocoversuchitems,partybshouldpaytheinsufficiencywithintendaysafterreceivingthewrittennoticeofpaymentfrompartya.4.因甲方因素導(dǎo)致乙方無(wú)法在租賃期內(nèi)正常租用該物業(yè),甲方應(yīng)立即全額無(wú)息退還押金予乙方,且乙方有權(quán)追究甲方的違約責(zé)任。4)ifpartybcan’tnormallyusetheapartmentbecauseofpartya,partyashouldreturnthedeposittopartybatonce.andpartybhastherighttoaskforthecompensationfrompartya.六、甲方義務(wù)6.obligationsofpartya1.甲方須準(zhǔn)時(shí)將房屋及附屬設(shè)施(詳見附件)交付乙方使用。1)partyawillprovidethepremisesandattachedfacilities(seetheappendixoffurniturelistfordetail)onscheduletopartybforusing.2.房屋設(shè)施如因質(zhì)量因素、自然損耗、不可抗力或意外事件而受到損壞,甲方有修繕并承擔(dān)相關(guān)費(fèi)用的責(zé)任。如甲方未在兩周內(nèi)修復(fù)該損壞物,以致乙方無(wú)法正常使用房屋設(shè)施,乙方有權(quán)終止該合約,并規(guī)定退還押金。2)incasethepremiseandattachedfacilitiesaredamagedbyqualityproblems,naturaldamagesoraccidents,partyawillberesponsibletorepairandpaytherelevantexpenses.ifpartyacan‘trepairthedamagedfacilitiesintwoweekssothatpartybcan’tusethefacilitiesnormally,partybhastherighttoterminatethecontractandpartyamustreturnthedeposit.3.甲方應(yīng)保證出租的房屋享有出租的權(quán)利,如租賃期內(nèi)該房屋發(fā)生所有權(quán)所有或部分轉(zhuǎn)移、設(shè)定他項(xiàng)物權(quán)或其他影響乙方權(quán)益的事件,甲方應(yīng)保證所有權(quán)人、他項(xiàng)權(quán)利人或其他影響乙方權(quán)益的第三者能繼續(xù)遵守本協(xié)議所有條款,反之如乙方權(quán)益因此遭受損害,甲方應(yīng)負(fù)補(bǔ)償責(zé)任。3)partyawillguaranteetheleaserightofthepremise.incaseofoccurrenceofownershiptransferinwholeorinpartandotheraccidentsaffectingtherightofleasebypartyb.partyashallguaranteethatthenewowner,andotherassociated,thirdpartiesshallbeboundbythetermsofthiscontract.otherwise,partyawillberesponsibletocompensatepartyb‘slosses.4.甲方應(yīng)為本協(xié)議辦理登記備案手續(xù),如因未辦理相關(guān)登記手續(xù)致該協(xié)議無(wú)效或損害乙方租賃權(quán)利,應(yīng)由甲方負(fù)責(zé)補(bǔ)償,且甲方應(yīng)承擔(dān)該協(xié)議相關(guān)的所有稅費(fèi)。4)partyamustregisterthiscontractwiththerelevantgovernmentauthorityifnotdoingsoresultingthatthiscontractisinvalidorpartyb‘srightofleasingmaybedamaged,partyashouldtaketheallresponsibilities.partyashouldalsobearthealltherelevanttaxes七、乙方義務(wù)7.obligationsofpartyb1.乙方應(yīng)按協(xié)議的規(guī)定準(zhǔn)時(shí)支付租金及押金。1)partybwillpaytherentalandthedepositontime.2.乙方經(jīng)甲方批準(zhǔn),可在房屋內(nèi)添置設(shè)備。租賃期滿后,乙方將添置的設(shè)備搬走,并保證不影響房屋的完好及正常使用。2)partybmayaddnewfacilitieswithpartya‘sapproval.whenthiscontractexpires,partybmaytakeawaytheaddedfacilitieswithoutchangingthegoodconditionsofthepremisesfornormaluse.3.未經(jīng)甲方批準(zhǔn),乙方不得將承租的房屋轉(zhuǎn)租或分租,并愛惜使用該房屋如因乙方過(guò)失或過(guò)錯(cuò)致使房屋及設(shè)施受損,乙方應(yīng)承擔(dān)補(bǔ)償責(zé)任。3)partybwillnottransfertheleaseofthepremisesorsubletitwithoutpartya‘sapprovalandshouldtakegoodcareofthepremises.otherwise,partybwillberesponsibletocompensateanydamagesofthepremisesandattachedfacilitiescausedbyitsfaultandnegligence.4.乙方應(yīng)按本協(xié)議規(guī)定合法使用該房屋,不得擅自改變使用性質(zhì)。乙方不得在該房屋內(nèi)存放危險(xiǎn)物品。否則,如該房屋及附屬設(shè)施因此受損,乙方應(yīng)承擔(dān)所有責(zé)任。4)partybwillusethepremiseslawfullyaccordingtothiscontractwithoutchangingthenatureofthepremisesandstoringhazardousmaterialsinit.otherwise,partybwillberesponsibleforthedamagescausedbyit.5.乙方應(yīng)承擔(dān)租賃期內(nèi)的水、電、煤氣、電話費(fèi)、收視費(fèi)、一切因?qū)嶋H使用而產(chǎn)生的費(fèi)用,并按單如期繳納。5)partybwillbearthecostofutilitiessuchastelephonecommunications,water,electricityandgasontimeduringtheleaseterm.八、協(xié)議終止及解除的規(guī)定8.terminationanddissolutionofthecontract1.乙方在租賃期滿后如需續(xù)租,應(yīng)提前一個(gè)月告知甲方,由雙方另行協(xié)商續(xù)租事宜。在同等條件下乙方享有優(yōu)先續(xù)租權(quán)。1)
