英文版租房合同范本

EnglishRentalAgreementTemplate

ThisRentalAgreement(the"Agreement")ismadeandenteredintoasof[Date](the"EffectiveDate")byandbetween[LandlordName],a[Landlord'sState]resident("Landlord"),and[TenantName],a[Tenant'sState]resident("Tenant").

WHEREAS,Landlordistheownerofthepropertylocatedat[PropertyAddress](the"Property"),anddesirestoleasethePropertytoTenantforresidentialpurposes;and

WHEREAS,TenantdesirestorentthePropertyfromLandlordforresidentialpurposesuponthetermsandconditionssetforthinthisAgreement.

NOW,THEREFORE,inconsiderationofthemutualpromisescontainedhereinandforothergoodandvaluableconsideration,thereceiptandsufficiencyofwhichareherebyacknowledged,thepartiesagreeasfollows:

1.LeaseTerm

1.1ThetermofthisAgreement(the"LeaseTerm")shallcommenceon[Move-InDate]andshallexpireon[Move-OutDate],unlesssoonerterminatedasprovidedinthisAgreement.

1.2TenantshallhavetherighttooccupythePropertyasaresidentialdwellingfortheLeaseTerm,subjecttothetermsandconditionsofthisAgreement.

2.Rent

2.1TenantshallpaytoLandlordamonthlyrentof[MonthlyRentAmount](the"Rent"),dueonthefirstdayofeachmonthduringtheLeaseTerm.Ifthefirstdayofthemonthfallsonaweekendorholiday,theRentshallbedueonthenextbusinessday.

2.2Rentshallbepaidinadvance,withoutdemand,inlawfulmoneyoftheUnitedStates,totheaddressspecifiedbyLandlordorasotherwisedirectedbyLandlord.

2.3IfanyinstallmentofRentisnotpaidwithinten(10)daysaftertheduedate,Tenantshallpayalatechargeequalto[LateFeeAmount]orthemaximumamountallowedbylaw,whicheverisless.

3.SecurityDeposit

3.1TenantshallpaytoLandlordasecuritydepositintheamountof[SecurityDepositAmount](the"SecurityDeposit")within[SecurityDepositDueDate]oftheEffectiveDate.

3.2TheSecurityDepositshallbeheldbyLandlordassecurityfortheperformancebyTenantofallthetermsandconditionsofthisAgreement.

3.3UpontheexpirationorterminationofthisAgreement,theSecurityDepositshallbereturnedtoTenant,oranyportionthereofshallbeappliedtoanyamountsowedbyTenanttoLandlord,within[SecurityDepositReturnTimeFrame]aftertheterminationoftheLeaseTerm,subjecttoanydeductionsforunpaidRent,damagestotheProperty,orotheramountsowedbyTenanttoLandlord.

4.UseofProperty

4.1TenantshallusethePropertyonlyforresidentialpurposesandshallnotusethePropertyforanyillegalorunauthorizedpurposes.

4.2TenantshallnotassignthisAgreementorsubletthePropertywithoutthepriorwrittenconsentofLandlord.

4.3TenantshallnotkeepanypetsonthePropertywithoutthepriorwrittenconsentofLandlord.

5.MaintenanceandRepairs

5.1LandlordshallberesponsibleforthemaintenanceandrepairofthestructuralcomponentsoftheProperty,includingtheroof,foundation,exteriorwalls,andanyappliancesprovidedbyLandlord.

5.2TenantshallberesponsibleforthemaintenanceandrepairofallotheraspectsoftheProperty,includinginteriorwalls,floors,andfixtures,exceptasotherwiseprovidedinthisAgreement.

5.3TenantshallpromptlynotifyLandlordofanyneedforrepairormaintenanceoftheProperty.

6.UtilitiesandServices

6.1TenantshallberesponsibleforallutilitiesandservicesusedinconnectionwiththeProperty,includingbutnotlimitedtoelectricity,gas,water,sewage,garbage,andtelephoneservices.

6.2LandlordshallberesponsibleforanyutilitiesorservicesthatareincludedintheRent.

7.Insurance

7.1LandlordshallmaintaininsurancecoverageonthePropertyinanamountnotlessthan[InsuranceAmount]forthefullreplacementvalueoftheProperty.

7.2Tenantshallobtainandmaintainrenter'sinsurancecoverageforthetermofthisAgreement.

8.CompliancewithLaws

8.1Tenantshallcomplywithallfederal,state,andlocallaws,ordinances,andregulationsapplicabletotheuseandoccupancyoftheProperty.

8.2Tenantshallnotengageinanyactivitythatwouldconstituteanuisanceorviolateanylaw,ordinance,orregulation.

9.QuietEnjoyment

9.1LandlordcovenantsthatTenantshallpeaceablyandquietlyenjoythePropertyduringtheLeaseTerm,subjecttothetermsandconditionsofthisAgreement.

9.2IfTenant'squietenjoymentisdisturbedbyanypersonclaiminganinterestintheProperty,TenantshallpromptlynotifyLandlordinwriting.

10.AccesstotheProperty

10.1LandlordshallhavetherighttoenterthePropertyatreasonabletimes,withreasonablenotice,forthepurposeofinspectingtheProperty,makingnecessaryrepairs,orshowingthePropertytoprospectivetenantsorpurchasers.

10.2Incaseofanemergency,LandlordmayenterthePropertywithoutnotice.

11.Termination

11.1ThisAgreementmaybeterminatedbyeitherpartyupon[NoticePeriod]writtennoticetotheotherparty,providedthattheterminatingpartyhasavalidreasonfortermination.

11.2IntheeventofabreachofthisAgreementbyeitherparty,thenon-breachingpartymayterminatethisAgreementupon[BreachNoticePeriod]writtennoticetothebreachingparty,providedthatthebreachingpartyhasnotcuredthebreachwithinsuchnoticeperiod.

12.DefaultandRemedies

12.1IfTenantdefaultsinthepaymentofRentoranyotherobligationunderthisAgreement,Landlordmay,inadditiontoanyotherremediesprovidedbylaw,withholdtheSecurityDepositoranyportionthereoftosatisfysuchdefault.

12.2IfTenantdefaultsinthepaymentofRentoranyotherobligationunderthisAgreement,Landlordmay,inadditiontoanyotherremediesprovidedbylaw,bringanactionforpossessionofthePropertyandfordamages.

13.Attorneys'Fees

13.1IfanylegalactionisbroughttoenforceorinterpretthetermsofthisAgreement,theprevailingpartyshallbeentitledtorecoverreasonableattorneys'feesandcosts.

14.ModificationandWaiver

14.1ThisAgreementmaynotbemodifiedoramendedexceptbyawritteninstrumentsignedbybothparties.

14.2ThewaiverbyeitherpartyofabreachofanyprovisionofthisAgreementshallnotoperateorbeconstruedasawaiverofanysubsequentbreachofthesameoranyotherprovisionofthisAgreement.

15.Severability

15.1IfanyprovisionofthisAgreementisheldtobeinvalidorunenforceable,theremainingprovisionsofthisAgreementshallremaininfullforceandeffect.

16.EntireAgreement

16.1ThisAgreementconstitutestheentireagreementbetweenthepartieswithrespecttothesubjectmatterhereofandsupersedesallpriorandcontemporaneousagreements,understandings,andcommunications,whetheroralorwritten.

17.GoverningLaw

17.1ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsoftheStateof[State].

18.Notices

18.1AnynoticerequiredorpermittedunderthisAgreementshallbeinwriti
