1.1TheLandlordherebyleasestotheTenant,andtheTenantherebyacceptstheleaseofthePremises,whicharesituatedat[PremisesAddress](hereinafterreferredtoasthe"Premises"),subjecttothetermsandconditionssetforthinthisAgreement.

1.2ThePremisesconsistofthebuilding,land,andallfixtures,fittings,andfurniturethatareincludedinthelease.

2.RentandSecurityDeposit

2.1TheTenantagreestopaytheLandlordamonthlyrentof[RentAmount](hereinafterreferredtoasthe"Rent")onorbeforethe[RentDueDate]ofeachmonth.

2.2TheTenantshallpayasecuritydepositof[SecurityDepositAmount](hereinafterreferredtoasthe"SecurityDeposit")totheLandlordatthetimeofexecutingthisAgreement.

3.TermofLease

3.1Thetermofthisleaseshallcommenceonthe[StartDate]andshallcontinueforaperiodof[LeaseDuration]months(hereinafterreferredtoasthe"LeaseTerm").

3.2UpontheexpirationoftheLeaseTerm,thisAgreementmayberenewedforanadditionaltermof[RenewalTerm]monthsuponmutualwrittenagreementoftheParties.

4.ConditionofPremises

4.1TheTenantshalloccupythePremisesingoodconditionandusethePremisesforthepurposeofresidentialoccupancyonly.

4.2TheTenantshallnotmakeanyalterations,additions,orimprovementstothePremiseswithoutthepriorwrittenconsentoftheLandlord.

5.MaintenanceandRepairs

5.1TheTenantshallmaintainthePremisesinacleanandhabitableconditionduringtheLeaseTerm.

5.2TheTenantshallberesponsiblefortherepairandmaintenanceofallappliances,fixtures,andfittingsprovidedbytheLandlord.

5.3TheLandlordshallberesponsiblefortherepairandmaintenanceofthestructuralelementsofthePremisesandanymajorsystems(e.g.,plumbing,electrical,heating,andcooling).

6.TerminationofLease

6.1ThisAgreementmaybeterminatedbyeitherPartyupontheoccurrenceofanyofthefollowingevents:

a)AbreachofanytermorconditionofthisAgreementbytheotherParty;

b)TheTenant'sfailuretopaytheRentorSecurityDepositwithin[NumberofDays]daysoftheduedate;

c)TheTenant'sviolationofanylocal,state,orfederallawsorregulations;

d)TheLandlord'sdecisiontosell,transfer,orotherwisedisposeofthePremises.

7.GoverningLaw

ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsofthejurisdictioninwhichthePremisesarelocated.

8.EntireAgreement

ThisAgreementconstitutestheentireagreementbetweenthePartiesandsupersedesallprioragreements,negotiations,understandings,andrepresentations,whetherwrittenororal,relatingtothesubjectmatterofthisAgreement.

9.Attachments

ThefollowingdocumentsareattachedtoandformanintegralpartofthisAgreement:

a)AcopyoftheTenant'sidentificationandproofofincome;

b)AcopyofthePremises'leasehistory;

c)AcopyofthePremises'propertyinsurancepolicy;

d)AcopyoftheTenant'srenter'sinsurancepolicy.

2.2TheLandlordretainstherighttoenterthePremisesduringnormalbusinesshourstoinspect,makerepairs,orshowthePremisestopotentialbuyersortenants.

2.3TheLandlordshallhavetherighttoterminatethisAgreementintheeventofabreachbytheTenantofanymaterialtermorconditionofthisAgreement.

3.RightsandObligationsoftheTenant

3.1TheTenantagreestopaytheRentassetforthinthisAgreementandtocomplywithallapplicablelocal,state,andfederallawsandregulations.

3.2TheTenantshallnotsublet,assign,orotherwisetransfertheleaseholdinterestinthePremiseswithoutthepriorwrittenconsentoftheLandlordandtheThirdParty.

3.3TheTenantshallnotalter,deface,ordamagethePremisesoranypartthereofduringthetermofthisAgreement.

4.RightsandObligationsoftheThirdParty

4.1TheThirdPartyshallmanagethePremisesonbehalfoftheLandlord,includingbutnotlimitedtocollectingrent,handlingmaintenanceissues,andensuringthecomplianceoftheTenantwiththetermsofthisAgreement.

4.2TheThirdPartyshallhavetherighttoenterintoagreementsonbehalfoftheLandlordwithcontractorsfortherepairandmaintenanceofthePremises.

4.3TheThirdPartyshallhavetherighttoterminatethisAgreementintheeventofabreachbytheTenantthatsubstantiallyimpairsthevalueorutilityofthePremises.

5.2TheTenantagreestolimitthenumberofoccupantsinthePremisesto[NumberofOccupants]andtoensurethatalloccupantsareovertheageof[MinimumAge].

6.RentandSecurityDeposit

6.1TheTenantshallpaytheRentinaccordancewiththepaymentscheduleattachedtothisAgreement.
