20、”是預(yù)防災(zāi)害性、傷害性事故發(fā)生; “?!笔峭ㄟ^(guò)各種措施對(duì)萬(wàn)一發(fā)生的事故 進(jìn)行妥善處理?!胺馈笔欠罏?zāi), “?!笔菧p災(zāi)。兩者相輔相成,缺一不可。物業(yè)安全管理的目的,是要保證和維持業(yè)主和使用者有一個(gè)安全舒適的工作、生活環(huán)境,以提高生活質(zhì)量和工作效率。3.0 物業(yè)安全管理的概念:安全 :指沒有危險(xiǎn),不受威脅,不出事故。物業(yè)安全一般包含3 層含義:其一,物業(yè)區(qū)域內(nèi)的人身和財(cái)物不受侵害,物業(yè)區(qū)域內(nèi)部的生活秩序、工作秩序和公共場(chǎng)所秩序保持良好的狀態(tài)。其二,物業(yè)安全不僅指物業(yè)區(qū)域內(nèi)的人身和財(cái)產(chǎn)不受侵害,而且指不存在其他因素導(dǎo)致這種侵害的發(fā)生,即物業(yè)的安全狀態(tài)應(yīng)該是一種既沒有危險(xiǎn),也沒有可能發(fā)生危險(xiǎn)的狀態(tài)。其三
21、,物業(yè)安全是物業(yè)區(qū)域內(nèi)各方面安全因素整體的反映,而不是單指物業(yè)的某一個(gè)方面的安全。4.0 安全管理的重要性美國(guó)心理學(xué)家馬斯洛的需求梯度理論指出,人類的需要可分為7 個(gè)層次,即生理需要、安全需要、友愛和歸屬的需要、尊重的需要、求知的需要、求美的需要和自我實(shí)現(xiàn)的需要。這7 種需要是按次序逐級(jí)上升的。即當(dāng)下一級(jí)需要獲得基本滿足后,就會(huì)追求上一級(jí)的需要。根據(jù)這個(gè)理論,當(dāng)人的生理需要(維持體內(nèi)生理平衡的需要,如:饑餓、口渴等)得到基本滿足后,人類就會(huì)首先產(chǎn)生安全(周圍生活環(huán)境的穩(wěn)定性、安全性。如沒有混亂、恐嚇)的需要。隨著整個(gè)社會(huì)經(jīng)濟(jì)的飛速發(fā)展、科學(xué)技術(shù)水平的提高以及人民生活水平的不斷改善,安全問(wèn)題越來(lái)

33、工具,防止和終止任何危及或影響物業(yè)管理與轄區(qū)內(nèi)的業(yè)戶的生命財(cái)產(chǎn)與身心健康的行為和因素,確保業(yè)戶人身不受傷害,財(cái)產(chǎn)不受損失,工作生活正常。4.2 轄區(qū)內(nèi)的不安全因素:轄區(qū)內(nèi)的電線短路、斷路、電梯困人、水管爆裂、火警、匪警、交通事故以及噪音等,還有自然災(zāi)害,人為事故、流氓活動(dòng)及各種破壞活動(dòng)的預(yù)防與阻止等。1 、 安全是最基本的需求:物質(zhì)精神; 而人身安全和財(cái)產(chǎn)安全是物質(zhì)需求中最基本的要求。如果物業(yè)管理連安全都不能保證,物業(yè)管理肯定是不成功的。2 、外在的形象窗口:保安隊(duì)員遍步在小區(qū)的各個(gè)角落,通過(guò)超值服務(wù)、禮儀規(guī)范和良好的形象展示,提升物業(yè)管理品牌,拉近小區(qū)業(yè)主和物業(yè)之間的關(guān)系;3 、 員工比重:
