EligibilityForSeasonParking季節(jié)性停車場資格a) Seasonparkinglotswillbeallocatedtotenantssubjecttotheapprovalofthelandlordandavailabilityofseasonparkinglots.季節(jié)性停車場將分配給獲得租賃人許可以及能獲取季節(jié)性停車場地的承租人。b) Additionalseasonparkinglotsmaybetemporarilyallocatedtotenantsonamonth-to-monthbasis.Theissuanceofsuchadditionallotsshallbeattheabsolutediscretionofthelandlord.Thelandlordreservestherighttorejectanyapplicationofthesame.其余的季節(jié)性停車場將按月暫時分配給承租人。這些場地的簽發(fā)將完全按照租賃人的意愿進行分配。同時租賃人也保留回絕所有相同申請的權(quán)利。c) Non-tenantapplicationsaresubjecttoapprovalatthediscretionofthelandlordandanysuchapprovalshallbeontemporarybasis非承租人申請將按照租賃人的意愿進行，同時所有許可都是暫時的。d) NoreservationofCarParklotsshallbepermitted.Carparkingisstrictlyonafirst-come-first-servebasis.無保留的停車場地都將被允許。停車場嚴格按照先到先得進行服務(wù)。e) Thelandlordreservestherighttorejectanyapplication,withdrawanyapprovalorterminateanyseasonparkinglotwithoutassigninganyreasontherefore.租賃人保留拒絕任何申請，回收許可或在給出任何理由的情況下終止任何季節(jié)性停車場地的權(quán)利。3. Payment支付a) AchargeofRMB550permonthperlotshallbemadepayablequarterlyinadvance.Suchquartersshallcommenceonthe1dayofeveryJanuary,April,JulyandOctober.提前按季度支付每場地每月RMB550元的費用。每季度的開始時間為1月，4月，7月和10月b) ThechargesleviedshallbesubjecttotheGoodsandServicesTax(GST)所收取的費用應(yīng)繳納的貨物和服務(wù)稅。c) Seasonparkinglotsshallbevalidforaperiodof3monthssubjecttorenewalviasubmissionofadulycompletedformandpaymentoftheappropriatecharges季節(jié)停車場的有效期為3個月，3個月內(nèi)必須重新提交填妥的表格并支付適當?shù)馁M用。d) PaymentofseasonparkingfeeshallbemadeeitherbyhandormailtoCapitaLandRetailbeforetheduedate.支付季節(jié)停車費應(yīng)可以在到期日前親自付款或郵寄至嘉德零售管理。e) Ifthemonthlyseasonparkingfeeisnotpaidbythestipulateddate,theseasonparkingarrangementshallbedeemedtobeterminatedwitheffectfromthefirstdayofthemonthforwhichthefeeisnotpaid.Undersuchcircumstances,thedriverofthevehicleshallpayforthecarparkingchargesbasedonprevailingratesapplicabletohourlyparkingandnorefundofsuchfeewillbemade.如果每月季節(jié)停車費未按照規(guī)定日期支付，則將在費用未支付的月份的第一天終止該季節(jié)停車協(xié)議。在這種情況下，該車輛的司機應(yīng)支付以應(yīng)用于計時收費的現(xiàn)行利率為基礎(chǔ)的停車場費用且不退還費用。f) Insuchevent,thelandlordreservestherightnottoacceptanyrenewalsorapplications.在這種情況下，業(yè)主保留不接受任何續(xù)展或申請的權(quán)利。g) Refundofchargescanonlybemade,onapro-ratedbasis,ifthepre-terminationoffacilityforanyunusedperiodalreadypaidforismorethanamonth.如果提前終止的任何未使用的時期的設(shè)施已經(jīng)支付超過一個月，按天退還收費。4. SuspensionorCancellationofSeasonParkinglots暫?；虻蹁N其季節(jié)停車場Thelandlordreservestherighttosuspendorcanceltheusageofseasonparkinglotsintheeventofthefollowing:在下列事件中，租賃人將保留暫?；蛉∠竟?jié)停車場使用的權(quán)利：a) thedriverofthevehiclefailstoobserveroadcourtesyanddrivesinsuchmannerastocausedangertoanythirdpartyortothelandlord’sproperty;車輛駕駛員不遵守道路禮貌和并在這種方式駕駛給任何第三方，或租賃人的財產(chǎn)造成的危險的;b) parkingalongdrivewaysoranyotherplacethatcauseobstructiontootherusersofthecarpark;停靠在車道旁或任何其他地方，給停車場的其他用戶造阻塞的；c) thedriverofthevehiclefailstoobservethetrafficsignandotherregulationsandinstructionsfromthelandlord’srepresentative(s);該車輛的司機不遵守交通標志和其他租賃人代表的規(guī)章和指示的；d) Thetenantfallsintoarrearsforanypayment(s)duepayabletothelandlord.承租人拖欠任何應(yīng)支付給租賃人的款項的。Undersuchcircumstances,thedriverofthevehicleshallpayforthecarparkingchargesbasedonprevailingratesapplicabletohourlyparkingandnorefundofsuchfeewillbemade.在這種情況下，該車輛的司機應(yīng)支付以應(yīng)用于計時收費的現(xiàn)行利率為基礎(chǔ)的停車場費用且不退還費用。5. LiabilityofCarParkUsers停車場使用人的責任Allvehiclesinthecarparkareparkedatheusers’ownriskandthatthelandlordshallnotinwhatsoevercircumstancesbeheldresponsibleorliableforanyformofloss,damageorinjuries,accidentorothermisdemeanorhowsoevercausedtotheuser’svehicles,equipmentorcontentsthereinwhilstparkedinthepremises,.在停車場的停放的所有車輛由用戶自行承擔風險，且不得在任何情況下為任何形式的損失，損傷或損害，意外事故或輕微犯罪引起的使用者車輛，設(shè)備或停泊在停車場中的物件的損失追究租賃人的法律責任。Allcarparkusersshallbefullyresponsibleforanydamagecausedtothebuilding.Inaddition,carparkusersshallundertaketoensureallitsauthorizedcarparkuserswillabidebthetermsandconditionsassetherein.Inthecaseofchauffeur-drivenvehicles,theownerofthevehiclesshallbeheldresponsibleforallactions,negligenceoromissionsoftheirdrivers.所有停車場使用者必須全權(quán)負責大樓的損害。除此之外，停車場使用者應(yīng)確保所有其授權(quán)的停車場使用者將恪守在此所述的條款和條件。如果司機是受雇于車主，則車主對受雇司機一切行動，疏忽或遺漏負責。6. AuthorisedUsageofCarPark停車場的授權(quán)使用Allcarparkusersortheiremployees,agentsandservantsareonlyallowedtousethecarparkforparkingpurposesonly.Nowashingorservicingofvehiclesisallowedinthecarpark.所有停車場使用者或其雇員，代理人和代表僅允許將停車場用于停車。在停車場中不允許洗車或車輛服務(wù)。7.
