ProjectUpdateAug.12,2015WhatHaveWeDone-statusCEO'sMessageDearinvestors,wearepleasedtoinformyouthatdespitethesitelookslikeisat“standstill”withnoactivity,wehavemadesignificantprogressinsecuringmostprominentHealthprogramsinourMedicalCentresuchas:TheProstateCancerCenterofExcellence(Men’sHealth)whichisthefirsttimethatsuchclinicprocedureisbeingperformedoutsidehospital.A“CancerManagementCentre”willalsojoininatmainfloorasasignificantsynergyaddedtotheProstateCancerprogram.Wearealsoproudtoreportthataveryimportant“WomenHealth”programisinprocesstosignupbysecuringtwosurgicalroomsatsecondfloor.Sunnybrookhasbeeninstrumentaltodiscuss/negotiatethetransferof“Endoscopy&Colonoscopy”clinictooursitethatwouldrequiretwomoreORtheatresforthisprocedure.Theseadditionalimportantclinicsresultedinincreasedfootprintofthebuildingfrom118,000sq.ft.to128,000sq.ft.thereforeitwasparamounttoacceleratethere-designoftheBuildingtomodatetheincreaseincapacity.Theprogramhasbeenre-bidedandthecontracthasbeenawardedtoDineenConstructionLtd.ata“FIXEDPRICEANDBONDED”.WhatisGoingonNow-statusTheincreaseofthebuildingfootprinthasaffectedthefollowing:a.TheParkingrequirementshasincreasedfrom650vehiclestallsto760stalls(available810stalls)thereforewehaveredesignedtheparkingstructurefrom2levelsto3levels.b.TheProstateCancerCentrehastobeina“bunker”–basementlocationduetosignificantstructurerequirementsaswellas“radiology”requirements.Thereforetheundergroundserviceshastobere-designed.c.TheSPArequirementshavethereforechangedandcompletere-designisinprocessthereforetheSPAwillbeissuedbyAugust30/2015.d.HowevertheCityisCommittedtosupportthedevelopmentthereforea“ConditionalBuildingPermit”hasbeenissuedtocommencetheinstallationofservicesandcontinuetheconstruction.e.Asthedesignbeingissuedforapproval(nowongoing)theactualconstructionisprogressingimmediatelyduetocitypermitalreadygranted.f.Theoverallcapitalcostfortheprojecthasincreasedfrom$55Mto$60Mg.Thevaluationofthebuildinguponcompletionhasincreasedfrom$98Mto$127Mthusgivinga“handsome”returntotheInvestors.h.TheoccupancyschedulehasshiftedfromNovember2016toJune2017Whatwillbethefocus–nextstepsGeneralContractor(GC)alreadymobilizedonsite.ThefocusongettingtheSPAisimportant–August30/2015HiringaninternalProjectManageras“TheOwnerRepresentative”iscurrentlyinprogressFocusonsecuringthe“PlasticSurgery”operationaswellas“OrthopedicsurgeriesaswellasSpineandjoints”program.SunnybrookandinternalconsultantsworkinprogressFocusonthecompletionscheduleissuedbytheGC(attached)toensureoccupancyandcostremainfirm.Organizationalstructurehasbeencompletedasperattached.Expandingourbusinessmodelbyincorporating“ATLASINVESTMENTSANDSECURITY”currentlyworkingextremelywell.Continuetheongoing“goodbusinessrelationships”withtheCityofRichmondHillMinistryofHealthandOtherHospitalsinordertostrengthenourHealthcarePlatform.
