房間租賃給乙方使用。該房間建筑面積為890平方米,其具體位置見本合同附錄。PartyAwillleasetoPartyBtheroom,situatedin

.Floorareaoftheroomis890squaremeters,pleaserefertoAppendixforspecificposition.2、房間內(nèi)有礦棉板吊頂,瓷磚地面,鋁合金窗框、中空鍍膜玻璃幕窗、精裝玻璃門,消防報警系統(tǒng),防火噴淋系統(tǒng),照明燈具,中央空調(diào),電話、電力插座等。Theroomisequippedwithmineralwoolboardsprungroof,tiledfloor,aluminumalloywindows,hollowfilm-coatedglasscurtainwindow,finelydecoratedglassdoor,firealarmsystem,firesprinklersystem,lighting,centralairconditioning,telephone,electricalsocketandsoforth.II.租賃期限TermofLease租賃期限自______年_____月____日起至______年____月___日止。______年_____月____日至______年____月___日為第一個租房月;______年_____月____日至______年____月___日為第二個租房月,……以此類推。TermofLeasestartsfrom_____day_____month______year.Thefirstleasemonthstartsfrom_____day_____month______year,thesecondleasemonthstartsfrom_____day_____month______year…Therestmaybededucedbyanalogy.III.租金及支付方式RentandPaymentmethod1、乙方的租房,租金以每日每建筑平方米1.30元人民幣計算PartyBshallpay¥1.30persquaremeterperday.乙方租房的年租金(本合同的標的額)為人民幣:肆拾貳萬貳仟叁佰零伍元整(¥422305.00元),每個月的租金為人民幣:叁萬伍仟壹佰玖拾貳元零捌分(¥35192.08元),(為計算和執(zhí)行便利,不分大小月,規(guī)定每月的租金均為年租金額的十二分之一)。乙方入住租房的第一個租房月起,在每個租房月的起始之日之前(即每個月的01日之前),乙方自行向甲方指定賬戶支付該租房的月租金(甲方?jīng)]有義務(wù)向乙方發(fā)出繳房租費通知書或者打催繳房租費電話等)。租賃房間的建筑面積中,含樓內(nèi)租賃房間之外的公用建筑面積。TheannualrentofPartyB(targetamountoftheleasecontract)is:¥422305.00,monthlyrentis¥35192.08(forconvenienceofcalculationandenforcement,withnoregardtolunarorsolarmonth,monthlyrentremains1/12oftheannualrent),PartyBshallvoluntarilypaymonthlyrenttodesignatedaccountofPartyA(PartyAisundernoobligationtoissuerentpaymentnoticeorpressforrentviatelephone),startsfromthefirstleasemonthandpriortostartingdayofeachleasemonth(beforefirstdayofeachmonth).Commonfloorage,isincludedinfloorareaoftheroom.2、乙方租賃本房間的租房押金為人民幣:壹拾萬零伍仟伍佰柒拾陸元貳角肆分(¥105576.24元),本合同是續(xù)租合同,原租賃合同中的乙方租房押金人民幣:伍萬肆仟柒佰伍拾元整(¥54750.00元),于本合同生效之日轉(zhuǎn)歸本合同的乙方租房押金。Rentdepositoftheroomis:¥105576.24,thiscontractisrenewedleasecontract,rentdepositoforiginalleasecontractis:¥54750.00,whichshallremainsasrentdepositofPartyBuponthedaythiscontractentersintoforce.3、履行本合同期間,乙方違反本合同,給甲方造成經(jīng)濟損失,甲方有權(quán)從乙方的租房押金中扣除相應數(shù)額予以補償甲方的損失,乙方的租房押金不足以抵償相應的損失,甲方有權(quán)繼續(xù)向乙方追償損失。同時,乙方在收到甲方向其發(fā)出扣除乙方租房押金的通知書后五個工作日內(nèi)將租房押金予以補齊。PartyAisentitledtodeductcorrespondingamountfromrentdepositascompensationifPartyBisinbreachofthiscontractduringcontractenforcement,PartyAisentitledtocontinueclaimingforcompensationifrentdepositisnotenoughtopaycorrespondingcompensation.Meanwhile,PartyBshallmakeuprentdeposituponreceivingnoticeofrentdepositdeductionfromPartyAwithin5days.4、租賃期滿時,乙方向甲方完整交還租房、繳清租金、繳清損失賠償費以及繳清乙方必須繳納的其它費用之后五個工作日內(nèi),甲方將乙方的全部租房押金按原繳納金額退還給乙方。PartyBshallreturntheroom,paytherent,paythecompensationforlossandotherrelatedfeestoPartyA,PartyAshallreturnalltherentdeposit(originalamount)toPartyBwithin5days.IV.甲方責任ObligationofPartyA1、甲方出租房間的有關(guān)工作由物業(yè)管理有限公司代辦。租房的交付、收回以及其它有關(guān)管理均由物業(yè)代辦。乙方的租金、押金、以及各項應繳費用等均由物業(yè)代收、代辦。若物業(yè)的代辦行為違反本合同,其全部后果責任全部由甲方承擔。ThePropertyManagementshallberesponsibletohandleroom-leaserelatedmattersonbehalfofPartyA.ThePropertyManagementshallberesponsibletoreceiverent,depositandotherfeesonbehalfofPartyA.PartyAshallberesponsibleforalltheconsequencesifThePropertyManagementisinbreachofthiscontract.2、甲方和乙方按法律有關(guān)規(guī)定分別承擔與出租該房有關(guān)的稅金PartyAandPartyBshallbearroom-leaserelatedtaxesaccordingtorelevantlawsandregulations.3、不分季節(jié)、不分平日或節(jié)日和假日,大廈開放時間均為每天上午7時至下午6時。Thebuildingopensfrom7amto6pmallyearround.4、本合同生效當日物業(yè)將該租房交給乙方使用。ThePropertyManagementshalloffertheroomtoPartyBuponthedaythecontractentersintoforce.5、乙方有嚴重違約行為,并且在物業(yè)通知乙方,要求乙方更正其違約行為后乙方仍不更正其違約行為時,物業(yè)可以停止向該房供應水、電、冷(或者熱),敦促乙方更正其違約行為。ThePropertyManagementisentitledtostopprovidingwater,electricity,airconditioning(orhot),urgesPartyBtocorrectifPartyBisingravebreachofcontractandstillcannotcorrectafterbeingnotifiedtocorrect.6、本合同期滿或提前終止、解除或者失效之后一日內(nèi),乙方自有財產(chǎn)仍然沒有全部或部分搬出該房,則認定乙方放棄對該財產(chǎn)的所有權(quán),物業(yè)可以處理乙方的上述財產(chǎn),并無須向乙方發(fā)通知,也無須給乙方任何補償。PartyBshallbedeemedastogiveupownershiptoself-ownedassetsifPartyBcannotmoveoutpartialoralltheself-ownedassetswithin1dayafterthiscontractexpires,rescindinadvanceorlegallyinvalid,ThePropertyManagementisentitledtohandleabovementionedassets,noneedtonotifyPartyB,normakeanycompensationtoPartyB.7、物業(yè)在租賃期滿前三個月內(nèi),陪同其它租房人員,在通知乙方的前提下進入該房內(nèi)進行查看。ThePropertyManagementshallchecktheroominthecompanyofotherlessees3monthspriortothetermofleaseexpiresundertheconditionofnotifyingPartyB.8、供水、公用區(qū)域供照明電、規(guī)定期間供冷空調(diào)、規(guī)定期間供熱空調(diào)以及公用區(qū)域保潔和保安等項由物業(yè)負責。ThePropertyManagementshallberesponsibleforwatersupply,lightinginpublicareas,airconditioning(orhot)ingiventime,cleaningandsecurityservice.V.乙方責任ObligationofPartyB1、乙方按合同規(guī)定,向甲方繳納相應費用。PartyBshallpaycorrespondingfeestoPartyA.乙方在使用寬帶通訊綜合布線系統(tǒng)(包括電話插座)時,須由乙方到有關(guān)網(wǎng)絡(luò)通訊公司辦理使用手續(xù),其手續(xù)費、使用費以及其它相關(guān)費用,由乙方承擔。PartyBshallberesponsibletocontactrelatednetworkcommunicationcompanyforthebroadbandcommunicationintegratedwiringsystem(includingtelephonejack)andpayscorrespondingfees.2、乙方向物業(yè)提供營業(yè)執(zhí)照復印件,交物業(yè)留存。PartyBshallprovidecopyofofbusinesscertificatetoThePropertyManagement.3、乙方對大廈內(nèi)外的設(shè)施、設(shè)備以及房屋使用不當或疏忽造成損壞時,乙方必須及時通知物業(yè),并且由乙方承擔由此而發(fā)生的修繕費和賠償費。PartyBshallnotifyThePropertyManagementinatimelymannerincasethatPartyBincursdamagetofacilities,equipmentandroominsideandoutsidethebuildingduetoimproperuseornegligence,PartyBshallberesponsiblefortheupkeepandcompensationfee.乙方租房內(nèi)的清潔衛(wèi)生、安全、防火、防盜等項由乙方負責。PartyBshallberesponsibleforthecleaning,security,firefighting,anti-theftandsoforthinsidetheroom.4、未經(jīng)甲方法定代表人書面同意,乙方不得改變或者拆除該房的結(jié)構(gòu)、不得改動消防設(shè)施和空調(diào)設(shè)施。PartyBshallnotchangeorremovestructureoftheroom,nordoesanychangetofirefightingequipmentandairconditioningfacilitieswithoutwrittenconsentofPartyA.5、乙方不得將該房作住宿和非法之用,也不得將該房的全部或部分轉(zhuǎn)租、轉(zhuǎn)借其他單位和個人使用,也不得以其它形式交給他人使用或與他人共用。PartyBshallnottransformtheroomintolodginguseorputintoillegaluse,norsublet,lendpartialorentireroomtootherworkunitiesandindividuals,norofferstheroomtootherindividualsorshareswithotherindividuals.6、乙方必須自覺遵守國家法律、法規(guī),合法經(jīng)營,自覺接受政府有關(guān)部門的管理。乙方因違法、違規(guī)或經(jīng)營管理不善而引發(fā)的各種經(jīng)濟、法律責任,由乙方負責。PartyBshallabidebynationallawsandregulations,conductbusinessinalawfulmanner,voluntarilyacceptgovernmentalsupervision.PartyBshallberesponsibleforeconomicandlegalobligationsincurredduetobreachoflawandregulationormismanagement.7、乙方允許物業(yè)在合理的時間內(nèi),在乙方人員的陪同下(遇緊急情況除外),對公共設(shè)施進行檢查、改動和維修,乙方必須積極配合。PartyBallowsThePropertyManagement,inreasonabletimeframe,inthecompanyofPartyB’spersonnel(excludingemergency),tocheck,alterandrepairpublicfacilities,PartyBshallactivelycooperate.8、乙方不得在租房內(nèi)使用電爐、液化氣,也不得使用非辦公用大功率電器設(shè)備(1000W以上)。若乙方違反本規(guī)定,物業(yè)有權(quán)立即拉電閘,對該房間停止供電,以示警告,而且拉電閘停電對乙方造成的損失和影響均由乙方承擔,甲方和物業(yè)概不負責;若乙方違反本規(guī)定導致電路跳閘,甚至引起火災等結(jié)果及損失,對此,乙方承擔全部法律責任和經(jīng)濟責任。PartyBshallnotuseelectricstove,liquefiedgas,orusehighpowerelectricalappliance(above1000W)andothernon-officesupplies.ThePropertyManagementisentitledtopulltheswitch,stopprovidingelectricityasawarningifPartyBisinbreachofthestipulation,PartyBshallberesponsibleforthelossincurredduetopowercut.PartyAandThePropertyManagementarenotresponsible;PartyBshallbearalllegalandeconomicobligationsifPartyBisinbreachofstipulationandleadstopowercut,evenincursfireaccident.9、乙方不得帶入樓內(nèi)以及在租房內(nèi)保存武器、彈藥、劇毒品、易燃品、易爆品以及放射性、腐蝕性等危險物品;乙方不得將自行車(包括折疊式自行車)、寵物(小狗、小貓以及小鳥之類的)帶入樓內(nèi)。出租房間是辦公用房間,不是倉庫,更不是車間。包括乙方經(jīng)銷的產(chǎn)品、乙方購置的與辦公無直接關(guān)系的貨品不得堆放在房間內(nèi),更不得在房間內(nèi)搞生產(chǎn)、裝配或者試驗等。乙方在租賃該房間期間,禁止在大廈以及租房內(nèi)大聲喧嘩嬉鬧,禁止大聲播放音樂,禁止跳舞做操,要嚴格約束自己員工,不得影響大廈內(nèi)其他公司的正常辦公環(huán)境。PartyBshallnotbringinside,useorstoreweapon,ammunition,toxicsubstance,combustiblesubstance,radioactivesubstance,erosivesubstanceandotherdangerousarticles;PartyBshallnotbringbicycles(includingfoldingbikes),pets(dogs,catsandbirdsforinstance)insidethebuilding.Theroomisforofficeuse,notawarehouse,noraworkshop.Productsarenotallowedtostoreintheroom,includingproductsdistributedbyPartyBandnon-officeusegoodspurchasedbyPartyB,production,assembling,testandsofortharenotallowedintheroom.PartyBshallnottalkinaloudvoiceorfrolic,playloudmusicisnotallowed,dancingordoingexerciseisnotallowed,employeesshallbestrictlyconstrained,donotaffectnormaloperationofothercompaniesinthebuilding.10、合同簽訂后,若乙方再次裝修,則必須向物業(yè)提供裝修設(shè)計圖紙或者提供書面裝修方案,經(jīng)物業(yè)認可后,乙方才能進行裝修。乙方裝修必須嚴格遵守物業(yè)認可的裝修設(shè)計圖紙或者裝修方案進行。裝修過程中,物業(yè)對裝修情況進行監(jiān)督,如實際裝修與裝修圖紙或者裝修方案不符,物業(yè)有權(quán)立即停止施工,并且由乙方負責拆除與裝修方案或圖紙不符的裝修部分、對破壞部分予以恢復原樣,恢復原樣所需的費用由乙方負責。由于恢復原樣導致的工期延誤、經(jīng)濟損失等全部由乙方承擔。裝修前,需對該房間的格局和裝飾進行拍照并予以蓋章確認。PartyBshallproviderenovationdesigndrawingorwrittenrenovationplantoThePropertyManagementifPartyBwantstorenovateagainafterthecontractissigned,PartyBshallstartrenovatingwithapprovalofThePropertyManagement.PartyBshallbeinstrictcompliancewithrenovationdesigndrawingorplanapprovedbyThePropertyManagement.RenovationprocessshallbesupervisedbyThePropertyManagement,ThePropertyManagementisentitledtohaltrenovationifactualrenovationisfoundtobedifferentfromrenovationdesigndrawingorplan,PartyBshallberesponsibletoremovethepartwhichisnotincompliancewithrenovationdesigndrawingorplan,restoredamagedpartandbearcorrespondingcost.PartyBshallberesponsibleforeconomiclossandtimelimitdelayincurredduetorestorationproject.Photosofroomlayoutanddecorationshallbetaken,stampedandsealedbeforerenovation.在租房期內(nèi),乙方對該租房的室內(nèi)進行任何裝修,必須事先經(jīng)過物業(yè)同意,且裝修公司必須是有資質(zhì)的正規(guī)的裝修公司。AnyinteriorrenovationbyPartyBshallbewithpriorconsentbyThePropertyManagement,renovationcompanyshallbeformalandqualified.11、租賃期滿,乙方將自有財產(chǎn)與自置設(shè)備搬出該房,將清潔整齊、狀態(tài)完好的該房交還給甲方。PartyBshallmoveself-ownedassetsandself-purchasedequipmentoutoftheroom,returnatidyandorderlyroomtoPartyA.乙方在租用該房屋期間,對地面、墻面、房門、窗框、玻璃窗、照明燈具以及各種插座、開關(guān)造成的硬傷、丟失、損壞或較大的劃痕,乙方在租賃期滿之時完成恢復原樣。乙方在租用該房屋期間,在房間內(nèi)的裝修必須滿足消防規(guī)定的要求。乙方在租房內(nèi)做隔斷墻裝修時對地面、墻壁只能用膠粘,不能釘釘子打孔。在地面打了孔或者開槽以及損壞,則恢復原樣時必須更換室內(nèi)的全部地磚以保證地磚色差一致;乙方入駐后重新裝修部分,待租房期滿時,除非物業(yè)認可,否則乙方必須將重新裝修部分全部拆除,恢復原樣;恢復原樣必須在租賃期滿之時已完成,而不是租賃期滿之后進行恢復原樣。如果乙方在租賃期滿之日未恢復原樣,則視為乙方違約。乙方所交租房押金人民幣:壹拾萬零伍仟伍佰柒拾陸元貳角肆分(¥105576.24元),作為違約金處理,歸甲方所有,甲方不予返還乙方。Pa
