押金元整,甲方在收到押金后予以書面簽收。guarantyingthesafetyandgoodconditionsofthepremisesandattachedfacilitiesandaccountofrelevantfeesaresettledonscheduleduringtheleaseterm,partybwillpaytopartyaasadepositbefore(month)(day)(year).partyawillissueawrittenreceiptafterreceivingthedeposit.2.除合同另有約定外,甲方應(yīng)于租賃關(guān)系消除且乙方遷空、點(diǎn)清并付清所有應(yīng)付費(fèi)用后的當(dāng)天將押金全額無息退還乙方。unlessotherwiseprovidedforbythiscontract,partyawillreturnfullamountofthedepositwithoutinterestonthedaywhenthiscontractexpiresandpartybclearsthepremisesandhaspaidallduerentalandotherexpenses.3.因乙方違反本合同的規(guī)定而產(chǎn)生的違約金、損壞賠償金和其它相關(guān)費(fèi)用,甲方可在押金中抵扣,不足部分乙方必須在接到甲方付款通知后十日內(nèi)補(bǔ)足。frompartya.4.因甲方原因?qū)е乱曳綗o法在租賃期內(nèi)正常租用該物業(yè),甲方應(yīng)立即全額無息退還押金予乙方,且乙方有權(quán)追究甲方的違約責(zé)任。六、甲方義務(wù)/obligationsofpartya1.甲方須按時(shí)將房屋及附屬設(shè)施(詳見附件)交付乙方使用。partyawillprovidethepremisesandattachedfacilities(seetheappendixoffurniturelistfordetail)onscheduletopartybforusing.2.房屋設(shè)施如因質(zhì)量原因、自然損耗、不可抗力或意外事件而受到損壞,甲方有修繕并承擔(dān)相關(guān)費(fèi)用的責(zé)任。如甲方未在兩周內(nèi)修復(fù)該損壞物,以致乙方無法正常使用房屋設(shè)施,乙方有權(quán)終止該合約,并要求退還押金。incasethepremiseandattachedfacilitiesaredamagedbyqualityproblems,naturaldamagesoraccidents,partyawillberesponsibletorepairandpaytherelevantexpenses.ifpartyacan’trepairthedamagedfacilitiesintwoweekssothatpartybcan’tusethefacilitiesnormally,partybhastherighttoterminatethecontractandpartyamustreturnthedeposit.3.甲方應(yīng)確保出租的房屋享有出租的權(quán)利,如租賃期內(nèi)該房屋發(fā)生所有權(quán)全部或部分轉(zhuǎn)移、設(shè)定他項(xiàng)物權(quán)或其他影響乙方權(quán)益的事件,甲方應(yīng)保證所有權(quán)人、他項(xiàng)權(quán)利人或其他影響乙方權(quán)益的第三者能繼續(xù)遵守本合同所有條款,反之如乙方權(quán)益因此遭受損害,甲方應(yīng)負(fù)賠償責(zé)任。4.甲方應(yīng)為本合同辦理登記備案手續(xù),如因未辦理相關(guān)登記手續(xù)致該合同無效或損害乙方租賃權(quán)利,應(yīng)由甲方負(fù)責(zé)賠償,且甲方應(yīng)承擔(dān)該合同相關(guān)的所有稅費(fèi)。partyamustregisterthiscontractwiththerelevantgovernmentauthorityifnotdoingsoresultingthatthiscontractisinvalidorpartyb’srightofleasingmaybedamaged,partyashouldtaketheallresponsibilities.partyashouldalsobearthealltherelevanttaxes.七、乙方義務(wù)/obligationsofpartyb1.乙方應(yīng)按合同的規(guī)定按時(shí)支付租金及押金。partybwillpaytherentalandthedepositontime.2.乙方經(jīng)甲方同意,可在房屋內(nèi)添置設(shè)備。租賃期滿后,乙方將添置的設(shè)備搬走,并保證不影響房屋的完好及正常使用。partybmayaddnewfacilitieswithpartya’sapproval.whenthiscontractexpires,partybmay施受損,乙方應(yīng)承擔(dān)賠償責(zé)任。4.乙方應(yīng)按本合同規(guī)定合法使用該房屋,不得擅自改變使用性質(zhì)。乙方不得在該房屋內(nèi)存放危險(xiǎn)物品。否則,如該房屋及附屬設(shè)施因此受損,乙方應(yīng)承擔(dān)全部責(zé)任。partybwillusethepremiseslawfullyaccordingtothiscontractwithoutchangingthenatureofthepremises
