NOW,THEREFORE,inconsiderationofthemutualcovenantsandagreementscontainedherein,thepartiesheretoagreeasfollows:
1.LEASETERM:ThisContractshallbeeffectivefrom[StartDate]to[EndDate],unlessterminatedearlierinaccordancewiththeprovisionsofthisContract.
2.RENTALPAYMENT:
a.TheTenantshallpaytherentinadvance,onorbeforethe[PaymentDueDate]ofeachmonth.
b.Themonthlyrentfortheresidentialpropertyshallbe[MonthlyRentAmount](USD).
c.TheTenantshallpayanyadditionalcharges,suchasutilities,maintenance,andotherexpensesasmaybeagreeduponbythepartiesinwriting.
3.SECURITYDEPOSIT:
a.TheTenantshallpayasecuritydepositof[SecurityDepositAmount](USD)uponexecutionofthisContract.
b.TheLandlordshallreturnthesecuritydeposittotheTenantwithin[ReturnPeriod]aftertheTenantvacatestheproperty,providedthattheTenanthasfulfilledallobligationsunderthisContractandthepropertyisleftingoodcondition.
4.USEOFPROPERTY:
a.TheTenantshallusetheresidentialpropertysolelyforresidentialpurposesandshallnotuseitforanyillegalactivities.
b.TheTenantshallnotmakeanyalterations,modifications,orimprovementstothepropertywithoutthepriorwrittenconsentoftheLandlord.
5.MAINTENANCEANDREPAIR:
a.TheTenantshallmaintainthepropertyingoodconditionduringtheleaseterm.
b.TheLandlordshallrepairanydefectsordamagestothepropertycausedbynormalwearandtear.
c.TheTenantshallpromptlyreportanydefectsordamagestotheLandlord,andtheLandlordshallmakenecessaryrepairswithinareasonabletime.
6.TERMINATIONOFLEASE:
a.ThisContractmaybeterminatedbyeitherpartyuponwrittennoticetotheotherparty,providedthatsuchnoticeisgivenatleast[NoticePeriod]dayspriortotheterminationdate.
b.Intheeventoftermination,theTenantshallvacatethepropertyandreturnthekeystotheLandlordonorbeforetheterminationdate.
7.LIABILITYANDINDEMNIFICATION:
a.TheTenantshallindemnifyandholdtheLandlordharmlessfromanyclaims,liabilities,ordamagesarisingoutoftheTenant'suseoftheproperty.
b.TheLandlordshallindemnifyandholdtheTenantharmlessfromanyclaims,liabilities,ordamagesarisingoutoftheLandlord'sfailuretocomplywiththeprovisionsofthisContract.
8.ATTACHMENTS:
a.ThisContractisaccompaniedbythefollowingattachments,whichareherebyincorporatedintothisContractasiffullysetforthherein:

a.PartyBshallindemnifyandholdPartyAandPartyCharmlessfromanyclaims,liabilities,ordamagesarisingoutoftheTenant'suseoftheproperty.
b.PartyAshallindemnifyandholdPartyBandPartyCharmlessfromanyclaims,liabilities,ordamagesarisingoutoftheLandlord'sfailuretocomplywiththeprovisionsofthisContract.
8.PARTYA'SRIGHTSANDINTERESTS:
a.PartyAshallhavetherighttoinspectthepropertyatreasonabletimesandforlegitimatepurposes.
b.PartyAshallhavetherighttoapproveanysublettingorassignmentoftheleasebyPartyB.
c.PartyAshallhavetherighttoreceiverentpaymentsandsecuritydepositwithintheagreedtimeframe.
9.PARTYB'SOBLIGATIONSANDLIMITATIONS:
a.PartyBshallnotsubletorassigntheleasewithoutthepriorwrittenconsentofPartyA.
