4.USEOFPROPERTY:

a.TheTenantshallusetheresidentialpropertysolelyforresidentialpurposesandshallnotuseitforanyillegalactivities.

b.TheTenantshallnotmakeanyalterations,modifications,orimprovementstothepropertywithoutthepriorwrittenconsentoftheLandlord.

5.MAINTENANCEANDREPAIR:

a.TheTenantshallmaintainthepropertyingoodconditionduringtheleaseterm.

b.TheLandlordshallrepairanydefectsordamagestothepropertycausedbynormalwearandtear.

c.TheTenantshallpromptlyreportanydefectsordamagestotheLandlord,andtheLandlordshallmakenecessaryrepairswithinareasonabletime.

6.TERMINATIONOFLEASE:

a.ThisContractmaybeterminatedbyeitherpartyuponwrittennoticetotheotherparty,providedthatsuchnoticeisgivenatleast[NoticePeriod]dayspriortotheterminationdate.

b.Intheeventoftermination,theTenantshallvacatethepropertyandreturnthekeystotheLandlordonorbeforetheterminationdate.

7.LIABILITYANDINDEMNIFICATION:

a.TheTenantshallindemnifyandholdtheLandlordharmlessfromanyclaims,liabilities,ordamagesarisingoutoftheTenant'suseoftheproperty.

b.TheLandlordshallindemnifyandholdtheTenantharmlessfromanyclaims,liabilities,ordamagesarisingoutoftheLandlord'sfailuretocomplywiththeprovisionsofthisContract.
