1、虹橋方案設(shè)計商務(wù)區(qū) 地塊3-南2012年10月15日Hongqiao CBD PlotSchematic Design October 15, 20123South1概念命名為”多切面體塊”的萬科虹橋三號地塊南之概念是從Concept:The concept for Vanke Hongqiao Plot #3 South, titled Faceted Masses, evolves from the image of the complex as a jewel floating above a garden. The faceted facades facing the external
2、 streets unify the 7 buildings together into one Architectural gesture while retaining each tower block's independence from the others. Simple folds in the external facades visually link one block to another without compromising the leasability or efficiency of the office floor plate. The dynami
3、c play of the tower roof line creates a dramatic expression in both the elevation and street level views.At the ground level, the faceted tower masses have been lifted off the ground to allow clear lines of site into the interior courtyard and create a clear delineation between the lower level retai
4、l program and the upper level office. This delineation is highlighted with a dynamic soffit line that traces around the complex linking the tower blocks and signifying a clear entry and threshold into the complex. At the local scale, pedestrian pat
10、hs and vehicular roadways link to form a continuous network throughout the CBD. The pedestrian pathways create a vibrant walking environment by linking each plots central plazas and public spaces. Vehicular circulation efficiently leads traffic flows throughout the CBD and surroundings. These arteri
11、es connect to the larger macro network of the Hongqiao Airport and Transportation Hub.As part of this network, Plot #3 South takes advantage of the energy and flow of people entering the site, creating a vibrant office and retail/commercial development. The proposed design incorporates pedestrian pa
12、ssages as outlined in the overall master plan for the Hongqiao CBD. There are 2 major pedestrian passages that intersect at the central sunken plaza (1 running northsouth next to plot II1D1603, 1 running eastwest between plot II1D1601 and plot II1D1602). Plot II1D1605 is a landscaped public park on
13、the southwest corner of the site that links to the central plaza.The surroundings of the site have informed the expression of the buildings and the central plaza spaces. The sides of the building along the streets have been sculpted and shaped to create visual interest at a macro scale. The west ele
14、vation facing the Hongqiao Airport and Transportation hub is designed to attract attention of commuters by faceting the building forms. This feature changes the expression of the facade according to the orientation of the sun. The east elevation incorporates the landmark building to the south adjace
15、nt to the public urban park, creating an elegant civic edge along Shenchang Road. The north and south elevations have pedestrian paths and view corridors that connect to neighboring plots. The center of the project adopts a more human scale, with the central plaza, multilevel retail/commercial space

Trees with large canopies will
19、 line strategic areas of pedestrian walkways along the streetscape and within the sunken plaza to provide shade and cool the exterior spaces. The sunken plaza will be more heavily landscaped to provide a comfortable, human scale environment for pedestrians. Water features will be located within the
20、sunken plaza as visual focal points. The exterior floor material will be pervious pavers with simple geometric patterning and subtle variation of colors to complement the Architectural language of the buildings. Additional landscaped spaces will terrace up the project at various levels on exterior t
21、erraces and sky gardens between the buildings. There is 1 dropoff along Xihong Road, 1 along Shenhong Road, and 1 along Suhong Road. Each dropoff connects
23、with a vehicular twoway ramp to the parking level at B2. The ramp along Shenghong Road will also accommodate access for trucks connecting to 2 loading docks at level B1. There are 2252 permanent parking spaces located at B2 and B3 level (subject to change as the project develops).There is a bicycle
24、rental station on the north side of plot II1D1601 for about 20 bicycles. 26、with the circular loop along the perimeter of the project.Design Description外墻物的外墻的設(shè)計強調(diào)Façade:The building façade is designed to accentuate the dynamic massing of the building forms, while using sustainable strategies to minimize energy consumption and provide comfortable interior spaces.
27、The wall sections of the buildings on the sides facing the street are angled according to the sculpted building massing, while the sides facing the central plaza are vertical. The façade of the office program on the upper levels is a unitized curtain wall system with integrated vertical fins. T
28、he glass system used will be highperformance, low emissivity, 4sided structural insulated glazing units. The aluminum vertical fins will be integrated with the mullion system at various locations of the façade to provide a visual texture and a play of light and shadow as the sun changes through
29、out the day. Additionally, the fins will reduce solar heat gain, thereby reducing energy consumption.The retail areas at the lower floors will also be a unitized curtain wall system. The glass used at the retail floors will have a high level of transparency to promote a feeling of openness at the gr
30、ound level. The soffit lines and roof parapet skylines will have dynamic angular lines that visually link one building to another. Native and adaptive vegetation will be incorporated into the landscape design.Green Roofs The roofs of
35、the buildings will be 50% green roofs for insulation and reducing the amount of storm water runoff. Intensive and extensive green roof types will be used.Recycling A recycling program will be incorporated into the design and implementation of the project.Efficient HVAC and controls The project will
